Overview of the role:
As the Contracts Manager you will be responsible for ensuring that each kit, and its associated scope of works, is delivered and completed on time, safely and to the appropriate quality standard. This involves a lot of communication internally, with subcontractors, suppliers and with the client.
Responsibilities of our Contracts Manager
Pre-Construction:
1. Conduct access check for all projects to establish logistics for the site.
2. Hold pre-start meeting with all clients and subcontractors prior to work commencing.
3. Lead and support the project team making sure they know what is needed and by when, to make sure the project is started and completed on time and within budget.
4. Plan the delivery and construction of each kit, making sure delivery dates are accurate and realistic.
5. Ensure all risks to delivery have been assessed and mitigated.
6. Develop a delivery plan for each project to ensure all parts of the business are informed of the project delivery dates. Manage any changes to delivery dates and communicate changes internally.
7. Review design information to make sure it is appropriate, buildable and available to support the construction process. Attend design meetings with clients as and when asked to do so.
8. Ensure projects are ready for construction to begin by carrying regular inspections during the lead in period.
9. Make sure appropriate access, fire mitigation, welfare and security arrangements are provided for the work to be done safely and in compliance with CDM regulations.
10. Maintain regular contact with clients to accurately forecast delivery dates.
During construction:
1. Carryout regular site visits to verify construction activities are on programme, being done safely, on time and completed to an acceptable standard, in compliance with the design and appropriate regulatory standards.
2. Ensure that sites are adequately resourced and managed in accordance with project plans and utilizing the allocated subcontract resources.
Other Responsibilities:
1. Coordinate the resolution of claims and disputes by involving the appropriate company personnel.
2. Where we have site related issues, assist the client, the business and site teams in the resolution of such issues, with support from the appropriate company personnel.
3. Support the wider contracts team to make sure the contracts team works coherently and efficiently covering periods of absence, holidays and when additional support and guidance may be needed.
4. Attend the weekly contracts meeting to review the delivery of projects and confirm any programme changes.
5. Support the marketing and sales operations by arranging ‘pop up’ events for future customers. Make sure the events are run safely and promote the business in the best way.
6. Maintain a list of good quality trades so that they can be provided to help self-build customers with their procurement.
7. Ensure our products and services are delivered in compliance with all appropriate regulatory standards and legislation and support our obligations certificated accredited systems for Safety.
What we are looking for in our Contracts Manager:
You will have:
1. Demonstrate ongoing professional development.
2. Proven recent experience within an operational Environment.
3. Project Management experience, particularly within the Timber Frame Self-Build Industry.
4. Knowledge of construction/building products.
5. Competent in the use of Word, Excel, Outlook, PowerPoint and internet.
6. Ability to analyse data and present this analysis in management reports.
Whilst not essential, the following would be of benefit:
1. Hold a construction degree or equivalent.
2. Have a SMSTS & CSCS qualification.
