Job Description
We are seeking an experienced and enthusiastic Technical Due Diligence Manager to take on this role within our dynamic real estate business, based in the City of London.
As a key member of our team, you will lead all aspects of pre-acquisition surveys, technical due diligence (TDD), condition surveys, dilapidations, and project management for a diverse portfolio of commercial and industrial properties. This role requires technical excellence and a broad range of experience in commercial surveying. You will manage a varied workload, often overseeing multiple projects concurrently
This role requires strong experience in planning, development, and execution in UK, Europe, US and Mexico. The Technical Due Diligence Manager will closely collaborate with International Development Management, Business Development, and Asset Management teams, reporting to both the Regional Director and Group Director. The objective of this role is to lead and support all aspects of Technical Due Diligence/EDD/ESG Study for acquisition of Existing Asset/ Forward Financing/ Greenfield and development works including the development management and refurbishment management of new and existing industrial and logistics assets.
Key Responsibilities
Asset Acquisitions (Existing Asset/ Forward Financing/ Greenfield)
* Collaborate with Acquisition and Investment Team to provide technical input for potential projects’ evaluation, including preliminary cost estimates, feasibility, high-level development plan, general design, construction timeframe and other evaluation.
* Provide technical/ engineering support in asset/land acquisitions by managing technical due diligence and preliminary site inspections.
* Source necessary information through extensive research to support the acquisition process.
* Liaise with relevant stakeholders to ensure all required information is available to complete the due diligence process.
* Collaborate with internal teams, external partners, and regulatory authorities to gather essential data and address any concerns.
* Manage technical due diligence consultants to define gaps and identify risks during the asset acquisition process.
* Lead the due diligence process, ensuring thorough analysis and timely completion of tasks.
* Manage litigation cases through discussions and follow-ups with external consultants/advocates.
* Handle litigation cases and provide timely legal advice to other departments.
* Maintain a knowledge repository on real estate laws and regulations.
* Review and advise legal formalities for Society/Association formation, including registration, conveyance, sales deeds, and lease deeds.
* Conduct due diligence on properties to ensure titles are clear and marketable.
* Review transaction documents for land purchases, development agreements, and joint ventures; negotiate terms for closure.
* Support legal personnel to work with JV partners on legal aspects and monitor regions.
* Support Regional Legal teams and review their documentation for accuracy.
* Responsible for data management and storage of all legal records.
* Set guidelines for Agreement to Sales documents to ensure timely and accurate preparation.
* Adhere to project timelines and recommend improvements to streamline processes.
* Establish CAPEX & OPEX requirements necessary for maintaining and enhancing the long-term value of acquired assets.
* Assess market demand and define industry standards for new assets based on thorough market research and analysis.
* Stay updated on industry trends, emerging technologies, and regulatory changes affecting asset development.
* Fully expose asset risks in terms of title, consents compliance, asset conditions of fire safety and structure integrity etc, environmental, infrastructure and so forth.
Project Development and Management
* Manage the development process from project inception to completion, ensuring adherence to timelines, budgets, and quality standards.
* Coordinate all phases of development, including planning, design and engineering, construction, and occupancy.
* Perform oversight functions (especially on technical aspects) on behalf of JDP to closely interface with local developer/co-developer and other stakeholders to safeguard JDP’s interest in the project.Review and assess technical aspects of development plan, proactively identify risks and mitigation solutions, collaborate to execute these solutions.
* Monitor projects' commercial performance to ensure they are completed within budget and on schedule.
* Ensure compliance with local regulatory requirements, building codes, and corporate standards throughout the development process.
* Manage extensive refurbishment and alteration works on existing buildings, ensuring minimal disruption to ongoing operations.
* Actively engage in construction management, including but not limited to high-level feasibility assessment, initial construction budget setting, contractor tendering, construction contract negotiation, construction management, requisition and cost management, inspection/occupancy preparation/project closeout.
Design and Engineering
* Collaborate closely with the in-house Design Team to ensure design and engineering requirements are fully aligned with the company's standards and development strategy.
* Provide technical expertise and guidance to the Design Team to ensure designs meet local regulatory standards, project objectives, and stakeholder expectations.
* Support the in-house Design Team in joint management of design consultants, including architects, engineers, and other specialists.
* Review necessary approvals, permits, and clearances for development projects, ensuring compliance with regulatory requirements.
* Assist the in-house Design Team in establishing local requirements and standards necessary for the development process, including zoning regulations, building codes, and environmental guidelines.
* Conduct research and analysis to identify applicable regulations and ensure designs meet all relevant requirements.
Procurement
* Assist/Support the in-house Procurement Team in defining scopes of work (SoW) for various projects, tender process and contract award, ensuring alignment with project objectives and requirements.
* Collaborate on the tender process, including preparation of tender documents, evaluation criteria, and bid analysis.
* Participate in the evaluation of bids and support the decision-making process for contract award.
* Review contracts to ensure legal controls and checkpoints are in place.
* Support the in-house Costing Team in cost management, change management and contract administration, including budget preparation, cost estimation, and tracking.
* Assist in monitoring project costs throughout the development lifecycle, identifying variances, and implementing corrective actions as necessary.
Reporting
* Provide regular internal reports (Daily/Weekly/Monthly) on the status of all projects with a particular focus on programme, cost and quality,
* Collect reports from suppliers and ensure that all open points and risks are managed,
* Prepare and present comprehensive project reports and presentations to management and stakeholders.
* Monitor project progress against key performance indicators (KPIs) and milestones, identifying any deviations and recommending corrective actions.
Qualifications & Experience
* Master’s or bachelor’s degree in Architecture, Civil, Structural Engineering, Mechanical Engineering, Electrical Engineering or Chartered Building Surveyor (MRICS) or other professional background other related field,
* Experience: Minimum of 10 years in the industrial sector, with a demonstrable track record of delivering TDD projects in the UK and Europe. North American experience is advantageous.
* Multi-Disciplinary Expertise: Broad experience across various aspects of commercial and industrial surveying.
* Strong understanding of local regulations, legal requirements, and the local planning process.
* Knowledge of health and safety standards and a commitment to ensuring compliance.
* Ability to work with a wide range of stakeholders, both technical and non-technical, under tight deadlines.
* Excellent interpersonal skills, written and oral communication abilities.
* Capacity to manage several concurrent projects and prioritize effectively.
* Understanding of ESG requirements and commitment to sustainable development practices.
* Seeks continuous improvement to the design and processes through consistently challenging the status quo or value engineering the optimum solution to all aspects of the development.
* Possesses a high level of independence, initiative, accountability, cultural sensitivity, endurance, and adaptability, demonstrates excellent leadership to drive projects and is a team player.
* Fluent in English. Chinese, Spanish, German, French would be an advantage but not require.
* Location & Travel: Based in the City of London, with travel across the UK, Europe, US and Mexico as required
