Job Title: Maintenance Technician
Shift: Sun-Thurs 2:00pm-10:30pm
Job Summary:
EMCOR Facilities Services has an immediate opening for a 2nd shift Maintenance Technician in Bethesda, MD (2:00pm – 10:30pm Sunday – Thursday). The Technician will report daily to the EMCOR 2nd shift Lead and support them to provide quality workmanship and high work standards to maintain a professional working environment. Primary responsibilities of this position include general facility maintenance needs and performing general maintenance of equipment as required. Knowledge of and capability to perform maintenance/repairs and various general tasks assigned are essential. Qualified applicants must be U.S. Citizens, possess a valid driver’s license, and have at least 3 to 5 years of hands-on experience in facilities maintenance dealing with a wide range of general type services. Must possess a professional appearance, excellent customer service, and communication skills.
Essential Duties and Responsibilities:
* Communicates effectively with the Site Lead to determine service needs. Coordinates and supervises client sub-contractors while performing service on-site.
* Repairs of walls, floors, doors, and any painting and touch-up work for beautification of the facility.
* Repairs and unclogs toilets, urinals, replaces and maintains valve assemblies, and repairs/maintains sensors for automatic flush kits, as well as all other plumbing related to the facility. Responsible for operation, maintenance, and repair of air handling equipment at this facility such as vent fans and circulation fans.
* Maintains a strict PM schedule. Maintains A/C and heating equipment, changes filters, and cleans coils as needed.
* Performs a wide variety of corrective maintenance work requests. General repairs, minor plumbing, carpentry, and electrical needs such as lights, receptacles, ballast, and controls.
* Assists other skilled employees to perform projects as requested.
* Monitors the building automation computer system to ensure equipment is running and the building temperature conditions are in range.
Qualifications:
* High school diploma or GED required; vocational or industry trade school preferred (work experience may be substituted).
* 5 years of experience related to facility maintenance.
* Valid Driver’s License required.
* Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to speak effectively before groups of customers or associates of the organization.
* Ability to perform various general maintenance tasks. Ability to write routine reports and correspondence utilizing basic computer skills and communicate via email and internet use.
* Excellent customer service and communication skills. Must have the ability to repair walls, floors, doors, and perform painting and touch-up work for beautification of the facility.
* Responsible for maintenance and repair of air handling equipment at this facility such as vent fans and circulation fans. Understanding of the fire, life, safety systems such as fire pumps, valves, and alarm systems.
* Must maintain a strict PM schedule. Must have the ability to maintain A/C and heating equipment, change filters, and clean coils as needed.
* Must have the ability to repair and unclog toilets, urinals, replace and maintain valve assemblies, and repair/maintain sensors for automatic flush kits, as well as all other plumbing related to the facility.
* Organizational skills to maintain the client facility maintenance records and reports.
* Must perform monitoring of the building automation computer system to ensure equipment is running and the building temperature conditions are in range.
Physical Demands:
The ability to lift 50 lbs, climb ladders, and walk the facility throughout the day are required. Must regularly kneel repetitively during shifts and be able to move in a 90-degree fashion on a repetitive basis. Must work and maneuver on a variety of terrains and interact with all clients in a professional and friendly manner despite periods of stress. The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
While performing the duties of this job, the employee is frequently exposed to moving mechanical parts. The employee is occasionally exposed to high precarious places; fumes or airborne particles; extreme heat; risk of electrical shock and vibration. The noise level in the work environment is usually loud. May be required to work in confined, restricted, and hot areas. We are also responsible for snow removal, and there are times in the winter season when most of the day is spent outdoors in cold/snow conditions. Must be willing to work overtime when required. Must be willing to work holidays and weekends as necessary.
