Position Overview To oversee operations on a day-to-day basis in conjunction with the Business Development Managers, and ensure that work is done safely, on time and within budget and to the right quality standards. As a Project Manager, you could be responsible for a whole site or, with larger schemes, you may be responsible for part of a project and report to a more senior manager who may be taking care of several projects at the same time. Before work starts and during mobilisation, the Project Manager prepares the site, by; • carefully planning the work to be done • organising the sub-contractor quotes • issuing sub-contractor contracts and arranging the programme of works While work is taking place, the Project Manager will; • monitor progress, • oversee delivery of materials • carry out safety checks and sort out any problems which could hold up work as they arise. • keep in close contact with members of the site team always, and liaise with architects, engineers, surveyors and planners. • ensure that work complies with building regulations and health and safety legislation as well as other legal requirements. • keep the client updated regularly on progress. • act as the first point of contact for members of the public and sub-contractors. Main Duties: • ensure safe working practice always • regularly speak with the sub-contractors and the Management team and support our own site works and carry out construction tasks on site • ensure safe access and egress • supervise and oversee the direction of the project (or a package), ensuring that the client’s specifications and requirements are met, reviewing progress and liaising with quantity surveyors to monitor costs • checking and preparing site reports, designs and drawings • Identifying best cost solutions and/or savings as a part of the costings and project management role. • Monitoring profit margins to maintain best value. Key Tasks: • assessing and minimising risk • maintaining quality control procedures • writing reports and keeping on top of paperwork • selecting hired plant, tools, and materials • work to the agreed build program and financial parameters set by the Board of Directors for the development • read, understand, and comply with Company Policies and Procedures always. • consistently update own technical knowledge • ensure that all staff, sub-contractors, and visitors to the site are appropriately inducted. • motivate, support, and manage directly employed site staff. Provide training, coaching, appraisal and support as required to improve the performance of directly employed site staff • help to negotiating contracts and securing permits and license’s Requirements • proficiency with Microsoft Office: Word, Excel, • excellent Communication skills • excellent customer service skills • excellent problem-solving skills • ability to self-motivate and work with minimal supervision • ability to work well with others • strong attention to detail and accuracy • ability to multitask and adapt to change • strong customer relationship skills • respond independently and professionally to written and verbal inquiries • good timekeeper • friendly and outgoing You will also receive • Working hours Monday – Friday 8am to 5pm (hours to be kept flexible around needs of the business). • 28 days holiday (including bank holidays).
