Property Manager - Finance & Lettings Company: iHome Plus Location: Nottingham NG1 Salary: £30,000 £2,000 car allowance performance-based bonus Job Type: Full-time, Permanent Overview: We are recruiting for an experienced Property Manager to join our well-established and growing lettings and property management company in Nottingham city centre. This role reports directly to the Director and requires a highly organised, proactive, and confident property professional to help deliver our 5-star service to landlords, tenants, and stakeholders. The successful candidate will oversee a diverse property portfolio with professional tenants, ensure smooth day-to-day operations, and handle key finance and administration duties. A full driving license and strong IT skills (Excel, Word, PowerPoint, Outlook, and CRM software) are essential. Key Skills & Desired Traits: Strong time management and organisational skills Proactive mindset - taking initiative, thinking ahead, and solving problems efficiently Detail-oriented and highly productive - able to handle multiple tasks while maintaining accuracy Strong financial and administrative capabilities - experience with invoices, rent collection, and reporting Excellent communication skills - confident in liaising with landlords, tenants, and contractors Resilient and adaptable - comfortable working under pressure to meet tight deadlines Team player and independent worker - able to collaborate effectively while also managing responsibilities autonomously Responsibilities & Duties: Property Portfolio & Finance Management: Oversee a property portfolio, ensuring all assets are well-maintained and managed efficiently Handle rent collection and arrears management, liaising with tenants and landlords to ensure smooth payments Process invoices, contractor payments, and property-related expenses Assist with financial reporting, tracking property performance and expenditure Prepare financial documents, tenancy agreements, and compliance records Monitor portfolio performance metrics, including occupancy rates, maintenance costs, and rental yield Lettings & Tenant Coordination: Manage the full lettings process, from advertising and tenant applications to referencing, contracts, and deposits Arrange and conduct property viewings, inspections, and renewals Ensure all tenancy paperwork is processed correctly, in compliance with industry regulations Liaise with landlords, tenants, and contractors to provide timely updates and solutions Compliance & Property Administration: Ensure full legal compliance, including gas safety, EPCs, deposit protection, and other essential certifications Coordinate property maintenance and repairs, working closely with contractors and internal teams Maintain accurate property records and update key tenancy information in the CRM database Business Growth & Operational Support: Support in acquiring new lettings business, developing landlord relationships and new opportunities Assist in office administration tasks to ensure smooth business operations Source and purchase office and property-related supplies and services Preferred Qualifications & Training: Essential: Previous experience in a property management or lettings role Preferred: Propertymark qualifications (ARLA) or willingness to train (company-funded) Desirable: Finance or administration experience (e.g., invoicing, rent collection, reporting) Benefits & Perks: £2,000 car allowance, paid monthly Parking space provided in NG1 Performance-based bonus 4% matched pension scheme (after 6-month probation) Funded training (Propertymark, Block Management qualifications) 20 days holiday bank holidays, increasing to 25 days with length of service Company Culture & Core Values: Results-Driven - We are committed to achieving outstanding results for our clients, tenants, and stakeholders.
