An established firm of surveyors are looking for a Senior Surveyor to manage all aspects of day-to-day property management and delivery of property management services across a regional portfolio comprising but not restricted to light industrial and retail parks.

Responsibilities:
1. Ensure that all properties within the portfolio are managed effectively and efficiently to maximize value, minimize voids, and achieve Client's objectives.
2. Manage the collection of rents, service charges, and insurance.
3. Ensure that service charge budgets and reconciliations are correct and produced in a timely manner.
4. Manage service charge expenditures versus the budgets throughout the financial year appropriately.
5. Ensure insurance claims are processed efficiently and correctly.
6. Issue fees as appropriate for works excluded from the management contract.
7. Prepare formal client reporting as required for internal and external parties.
8. Work alongside the facilities management team to oversee day-to-day maintenance matters including contracted and cyclical maintenance.
9. Assist with the project management of internal and external works alongside the relevant surveyor or professional consultant.
10. Implement a programme of regular site visits to ensure all buildings are in good order and complete inspection reports remotely.
11. Manage data and e-mails and ensure all client files are kept up to date.
12. Be proactive in communication with colleagues and in building relationships with all stakeholders.
13. Ensure that company policies and procedures are consistently applied to required standards.
14. Develop processes to effectively circulate information and communicate regularly with tenants concerning management issues.
Experience:
1. MRICS qualification or 4+ years of commercial property management experience.
2. Experience of liaising with multilevel stakeholders including Clients, professional teams, lenders, investors, etc.
3. Thorough understanding of commercial leases/service charges.
4. Thorough understanding of the Landlord and Tenant Act and related lease restrictions.
5. Ability to complete own work under minimal supervision/guidance depending on level of experience.
6. Ability to make decisions regarding the management of the portfolio for which you are responsible.
7. High level of organisational and administrative skills.
8. A full clean driver's licence.
