With an estate stretching from the Highlands of Scotland to the Cornish coast and everywhere in between, the Property Project Team at IVC are required to have expert knowledge to support our operational teams and nationwide coverage to ensure that we are able to support the full estate.
About the role
The role of Senior Project Manager is a key role in the UK Property team. It is central in supporting UK business expansion plans through improving our trading and working environments, compliance and ultimately profitability.
Our Senior Project Manager covering South / South East will directly manage projects aligned to one Regional Director and is trusted to co-ordinate internal and external specialist resources to achieve the successful delivery of these projects.
In addition to managing their own projects, they will line manage, mentor and guide two further project managers acting as a first point of escalation and reference for projects across all three of the regions.
The Senior Project Manager also acts as a source of help and guidance to the wider project and Property teams as required.
They will continually review existing ways of working and supplier interactions to ensure that construction projects are delivered on time, to a high standard and in line with H&S requirements whilst monitoring capital spend and market conditions.
They support new members of the team in all project matters and those existing members of the team in delivering best practice, assisting IVC in its ambition to create a market leading veterinary estate in the UK and drive best value in the projects that we deliver.
Key Priorities
1. Developing construction projects, alongside Operational colleagues within their region and other regions to support the wider team.
2. Accountable for the timely delivery of these projects from feasibility to launch, having oversight of the end-to-end process and management of the capital budget.
3. Effective line management of two Property project managers including regular 121’s, support in developing robust and active development plans, feedback and performance management against clear objectives.
4. Maintain oversight of project progress across all three regions, acting as a first point of escalation for ongoing projects and ensuring that all key stakeholders are up to date on progress.
5. Responsible for statutory compliance, lease/legal and H&S obligations, ensuring that these are met within the terms of the build contract and wider legislation.
6. Ensure growth projects and refurbishments are carried out in-line with standard IVC Evidensia specifications, policies and processes.
7. Work with FM to identify pro-active programmes of work to benefit the estate and ensure that duplication across programmes doesn’t occur.
8. Work closely with the UK Property Programme Manager to ensure the timely and smooth delivery of all projects including the management of internal stakeholders, including IT, finance and Marketing.
9. Ensure that clear plans are in place to identify and mitigate risks and issues across all projects within regions, with escalation as appropriate.
10. Work effectively with the equivalent Senior Project Manager role holder to ensure alignment in ways of working across the entire project team.
Role Responsibilities
1. Ensure Health & Safety and Compliance is prioritised and effectively managed in all operations, communications, meetings and briefings.
2. Develop, review and monitor relevant Key Performance Indicators, Service Level Agreements and ensure all work is in line with CDM/BSA/ Planning/Building Control regulations.
3. Comply with all commercial, financial and operational standing orders, processes and timescales.
4. Support continual review, development and improvement of systems and ways of working.
5. Communicate effectively with colleagues and contractors.
Skills and Abilities
1. Property/ Surveying or Construction Project Management background.
2. Be used to dealing with a pressurised and diverse programme of projects.
3. Experience in reviewing supplier performance, price submissions and negotiating to secure best value.
4. Experience of interpreting reports and quotations and making recommendations based on knowledge and experience.
5. Excellent data analysis.
6. Produce accurate and concise reports.
7. Technically competent with the ability to think analytically in a logical and systematic manner.
8. Demonstrate a structured approach to organising work.
Desirable Qualifications
Minimum of 7-10 years of experience in construction project management, with at least 3 years in a senior role overseeing property related projects. Experience managing veterinary or healthcare-related construction projects is highly preferred.
