Reporting directly to the Managing Director, this is a key role responsible for driving income and ensuring that the highest of customer service standards and leasing targets are met. You will provide our residents with an efficient, friendly and top-notch leasing experience, working alongside a small but dedicated operational and financial team. The Role Manage the on-site end to end delivery of the lettings process for all applicants including both the sales, vetting and administrative functions of the lettings process with efficiency and accuracy. Establish and maintain local relationships and partnerships. Drive lettings activity to exceed commercial targets. Develop, pitch and roll out comprehensive and customised leasing and marketing strategies. To proactively suggest innovative marketing strategies to support the delivery of commercial targets. To work collaboratively with the team to develop a 'best in class' delivery and operating procedures for the letting of the building including enquiries, viewings, negotiation, referencing, deposit handling, AST signing and initial rent payments. Promote return of resident surveys and act on feedback. Respond to lettings enquiries in a timely manner, undertake viewings and negotiate offers, whilst adhering to clear SLAs. Develop both long- and short-term business opportunities and undertake commercial negotiations with third party agencies, to increase brand image. To coordinate and manage third party viewing providers. Oversee the delivery of all digital lettings activities and portals. To work closely with marketing partners, contributing to the development of the brand. Work closely with branding agency and tech provider to develop and roll out Lead to Lease system. To regularly report on portfolio performance. To oversee the dynamic pricing model for both new lets and renewals. To proactively manage tenancy terms, controlling the termination bell curve and preventing overexposure to the market. Undertake regular ERV reviews, including carrying out mystery shops on competitors where appropriate, to ensure rents are maximised in the current market. Demonstrate a knowledge and understanding of the Build to Rent market and how this differs from residential lettings. Remain current with lettings legislation, to ensure that the business are always adhering to requirements. Attend resident events, acting as an ambassador for the business. Any other duties as required. The Candidate Excellent communication skills and the ability to think outside of the box. A can-do attitude, willing to put the customer at the heart of everything. Strong initiative and the ability to work both independently and as part of a team. Excellent communication, negotiation and persuasion skills. The ability to manage time effectively. Excellent written and verbal communication and ability to administrate. Strong sales negotiation background and closing skills. Experience in high level and granular reporting, strong Excel skills. An analytical mind will prove beneficial. Previous experience within the BTR or PBSA sectors preferable. 5 years' experience in a lettings position. Ideally ARLA or IRPM qualified or willing to work towards. Experience in a demanding customer centric role. 117 417
