Team Leader - Property Management
The role:
* Taking responsibility of successfully leading a team of property management colleagues.
* Assisting the Associate Directors and Head of Property Management with the reporting and delivery of financial and customer service KPIs.
* Ensuring the team prioritizes, reallocates, and assists with workload to ensure daily and weekly tasks are carried out.
* Overseeing the arrangement of maintenance works, including full refurbishments.
* Spot checking to ensure the team is effectively using the required systems to communicate with our customers.
* Carrying out individual and team coaching, maintaining records.
* Conducting 1-2-1’s.
* Ensuring the team follows company SOPs, processes, and uses company systems accurately and responsibly to deliver financial, safety, and customer service KPIs.
* Guiding team members in heading off complaints before they escalate.
* Ensuring the team is responsible for the following:
o Overseeing a shared/sole portfolio.
o Negotiating the return of security deposits.
o Overseeing disputes of security deposits when necessary.
o Ensuring the portfolio is compliant by arranging gas and electrical inspections.
o Having a competent understanding of lettings legislations to help and support where necessary.
o Liaising with landlords, tenants, and contractors on a daily basis.
o Carrying out regular property visits and reporting findings to landlords.
o Organising estimates for repair or maintenance works on behalf of landlords.
o Arranging check-in and check-out inventories as needed.
o Maintaining communication with landlords and tenants throughout the duration of the tenancy.
o Authorising contractors' invoices.
o Responsible for the training and ongoing support of new and existing employees.
