Your new role You'll be part of the technical team reporting to the Project Managers. You'll be part of a customer facing focused team delivering in one of three key areas - Disrepairs, Structural projects or Investment programme projects. You will have end to end project management skills, be commercially focused and used to working in a fast-paced housing environment. You will be responsible for the delivery of programmed maintenance projects to the Associations property assets and to provide a high level of customer service to internal and external stakeholders. You undertake comprehensive surveys of their properties to collect and record data related to the current condition and future replacement needs of the building elements Responsibilities will include Lead and manage multiple projects (including leaseholder consultation) using effective project, contract and budget management. Supervise projects during the contract works phase, including any Clerk of Works employed on the project, ensuring the contractor achieves the agreed contract and quality performance measures At all times and in all aspects of work ensure both internal and external customer's requirements are defined, detailed, considered, and respected making sure that customers are always informed of issues and progress Carry out inspections on site of materials and workmanship to verify compliance with the contract specification and that any variations are valid Undertake surveys of buildings for structural defects, fire damage, disrepair and property purchase reports. Record the results of the survey, prepare and produce a detailed report outlining a schedule and specification of repair/remedial works with recommendations and budget costs. Identify HHSRS hazards in existing domestic properties and to ensure Category 1 hazards are resolved promptly. Reporting any repairs or specialist surveys required for defects identified whilst carrying out surveys. Identify and report any housing tenancy, welfare, or safeguarding concerns during visits. Signpost to teams such as Anti Social Behaviour (ASB), Neighbourhood Officers, Works and Money Advisors, Occupational Therapists. What the successful candidate needs First and foremost is a passion for delivering projects that directly impact on the lives of those in our communities. In this role what you do matters. Previous experience in a similar role, working across a diverse team, providing a broad range of technical services. Attainment of a recognised qualification in a building related subject, preferably MRICS or equivalent experience and skill level. A strong understanding of regulation and contractual requirements in a housing environment Strong stakeholder management skills with the ability to form strong connections internally as well as externally with our customers. Experience in budgetary management and good analytical evaluation skills, with ability to exercise sound professional judgement and reach conclusions. Excellent oral and written communication skills effective for a wide range of audiences. Experience in procurement and delivery of major works programmes including contract and project management including effective stakeholder consultation and monitoring of customer satisfaction.
