Job Description
Your team and role
United Living Group is comprised of four complementary businesses, all dedicated to realising our vision of creating a connected, sustainable future. Our New Homes business provides much-needed build-to-rent and affordable housing solutions, addressing the housing challenges facing our communities.
As a vital member of the Land & Partnerships team, your role will involve working collaboratively to support them in the day-to-day management of the Land function within the business.
This role offers a fantastic opportunity to gain real experience of how our Land & Partnerships Team identifies, evaluates and secures sites for residential development, working together with our Registered Provider and Institutional Investor Partners.
You will be responsible for:
1. Identification of land opportunities and assisting in the preparation of land bids.
2. Undertake research and analysis of sites, including market research, planning, technical and legal appraisals.
3. Establishing and maintaining relationships with Local Authorities, Registered Providers, Institutional Investors, Land Agents, Landowners, Homes England and other developers within the relevant geographical area, in pursuit of opportunities for the company.
4. Assist the Land team in overseeing the development process through acquisition, legal exchange & completion, planning and condition discharge.
5. Visiting sites with the Land team, recording the situation on the ground by photo/notes.
6. Assisting with the legal process of purchasing land and liaising with solicitors.
7. Briefing external consultants and other departments as schemes proceed, from bid, through to exchange and completion.
8. Administrative support to the land team.
9. Assisting in preparing and lodging planning applications on successful land bids.
10. Updating landowners, agents and partners on progress of schemes and planning applications.
11. Attending land department meetings and note or minute taking.
12. Attendance at Planning Committees, Public Exhibitions and Parish Council meetings where appropriate
13. Represent United Living Group at internal and external events.
14. Other tasks and responsibilities commensurate with a Graduate level role.
Qualifications
What we need from you
15. Knowledge/Interest in Residential Development
16. Knowledge of planning application procedures
17. Personable with the ability to communicate frankly, sincerely and honestly.
18. The ability to identify opportunity and risk.
19. Ability to work within a team (as a member and project lead), but also independently when required.
20. Demonstrates initiative and innovative thinking,
21. Good problem-solving abilities.
22. Flexibility and perseverance.
23. Competent computer skills (proficiency in Microsoft Office packages)
24. good financial/commercial acumen,
25. Able to handle pressure well and work to tight timescales / deadlines.
26. Relevant Degree minimum classification (or equivalent), ideally in Property/Planning/Land.
27. Ability to travel (driving licence required)
