Bidwells growing Investment and Property Management department is looking for a Partner to join our team as a Senior Property Manager.
Our successful candidate will be responsible for overseeing property management functions across Trinity College’s diverse property portfolio, with a primary focus on the Cambridge Science Park and Leeds ground rent portfolio. You will be working closely with the Facilities Manager, Asset Manager, and other departments, including Agency, Building, and Capital Markets teams, to deliver high-quality property management services.
This position will take a leadership role in our Property Management team. Extensive experience of a leadership role within commercial property management, from another property consultancy or owner/investor, is desirable.

Key Responsibilities
* Property Management: Advise on management issues for existing and potential clients, collaborate with facilities managers, asset managers, client accountants, surveyors, agents, and contractors.
* Portfolio Optimization: Work with the Asset Manager to align with client investment objectives, creating a sustainable, income-generating portfolio.
* Tenant and Lease Management: Oversee tenancies, lease transactions, tenant alterations, vacant units, landlord projects, inspections, and lease covenant compliance.
* Sustainability Focus: Proactively support and contribute to sustainability goals, including the journey to net zero.
* Service Charge Management: Ensure service charge compliance, oversee property repairs, and manage maintenance.
* Supervisory Role: Engage with the team to improve operations, foster a positive work environment, and provide guidance to staff, property administrators, and graduate trainees.
* Active Asset Management: Support strategic portfolio reviews and assist in identifying opportunities for value optimisation.
Skills and Experience Required
* Essential:
* Proven experience in a senior commercial property management role with knowledge of service charges (in line with RICS code of practice) and relevant H&S legislation.
* Strong understanding of Landlord and Tenant legislation and property management databases.
* Excellent communication, analytical, and decision-making skills.
* Proficiency in Microsoft Excel and Word.
* Desired:
* Experience with property management systems like Prop Man or MRI.
* MRICS qualification.
* Familiarity with environmental performance targets for occupiers and investors.
