You will play a crucial role in ensuring our residents receive timely, efficient, and high-standard repairs, contributing directly to their well-being and the upkeep of our properties. This position offers a competitive hourly rate of £27, a company van, and a fuel card from day one, based on a full-time schedule of 42.5 hours per week. Key Responsibilities: Directly supervise and manage a team of maintenance operatives and subcontractors engaged in reactive maintenance, void property repairs, and planned works. Proactively lead and motivate the team to achieve high levels of productivity, efficiency, and first-time fix rates, while maintaining exceptional quality workmanship. Conduct thorough property inspections to accurately diagnose repair needs, ensure work is completed to a high standard, and guarantee adherence to all health and safety regulations. Collaborate effectively with housing officers, external contractors, and residents to schedule works, address concerns promptly, and ensure clear communication throughout the repair process. Monitor and drive performance against key performance indicators (KPIs) and service level agreements (SLAs), with a focus on continuous improvement and maximizing resident satisfaction. Efficiently plan and allocate daily workloads and project tasks to the team, ensuring timely completion within budget constraints. Ensure strict adherence to all relevant housing regulations, building codes, and company policies and procedures. Maintain accurate and up-to-date records, prepare comprehensive reports, and provide regular progress updates to senior management. What You'll Bring: Proven and demonstrable experience as a Repairs Supervisor or similar supervisory role within the social housing sector is essential. Comprehensive knowledge and understanding of social housing maintenance processes, including reactive repairs, planned maintenance, and void property management. Exceptional leadership skills with a proven ability to effectively manage, motivate, and develop a team of operatives. Strong working knowledge of health and safety legislation and best practices within a property maintenance environment. Excellent communication, interpersonal, and problem-solving skills, with the ability to build rapport and liaise effectively with residents, colleagues, and external stakeholders.
