Position Overview: Currently, HJ Development is seeking a full-time, dynamic Property Manager that will be responsible for the management of a portion of the overall portfolio of properties. Our ideal candidate is team-oriented and organized with experience in the property management field. Experience with the MS Office Suite and MRI Real Estate Software is preferred.
Job Duties:
1. Manage tenant concerns and requests
2. Manage tenant correspondence and notices
3. Coordinate and perform all turnovers and lease terminations
4. Process lease files
5. Manage tenant build out processes and payouts
6. Maintain current photos of tenant spaces
7. Identify property maintenance and construction needs
8. Coordinate and manage construction and maintenance projects
9. Coordinate and manage service contracts
10. Manage all contractors and subcontractors
11. Prepare annual operating budgets and manage/monitor throughout the year
12. Prepare 5-year capital budget projections
13. Work with appraisers, inspectors, and insurance companies
14. Maintain property records and photos
15. Perform monthly property inspections
16. Approve, code and process vendor invoices
17. Process tenant bill backs
Qualifications & Requirements:
1. Bachelor’s degree in Real Estate, Management or related field
2. 3 plus years’ experience in commercial property management
3. Proficient in MS Word, Excel and Outlook
4. Experience in MRI accounting software preferred
5. Customer service oriented
6. Initiative to gain new responsibilities and assist others when needed
7. Excellent communication skills
