The difference you will make as a Property Manager
As a Property Manager, you will act as the nominated Property Manager for a number of mixed tenure shared spaces within a designated geographical patch. This includes undertaking property inspections to identify and respond to defects, prioritizing actions to remove hazards, and ensuring any installed equipment is operational to maintain safety and efficiency. You will improve our services while focusing on safe homes and well-maintained shared spaces, in accordance with Tenant Satisfaction measures and Riverside standards. Ensure compliance with statutory or regulatory requirements to provide a due diligent defense against liability claims.
About you
We are looking for someone who has experience in:
* Managing a number of properties within a designated geographical patch and providing operational support across the group portfolio.
* Carrying out property inspections to identify defects, prioritize actions, and ensure timely resolution, including safety checks and compliance with health and safety protocols.

Role Profile
* Record outcomes of inspections and functional checks, assess hazards, and determine appropriate actions and timelines.
* Manage repairs, including reporting emergency repairs and following up on routine repairs.
* Track Safety Escalations, including fire safety equipment and compliance issues.
* Ensure work on properties meets acceptable standards, including communal repairs and maintenance.
* Accompany Building Safety Managers to customer engagement events.
* Oversee operations, maintenance, and inspections of properties.
* Escalate building safety risks to the Team Leader within set timelines.
* Support risk assessments of buildings to determine appropriate inspection frequencies.
* Liaise with stakeholders and residents to resolve communal issues and enhance customer satisfaction.
* Distribute customer communications and collect information on asset services.
* Identify block access requirements for compliance works.
* Follow internal processes to ensure effective inspections.
* Contribute to continuous improvement of processes and procedures.
* Respond flexibly to changes in work priorities.
* Maintain accurate records of building safety inspection data.
Person Specification
* Valid UK driving licence.
* Experience as a Building Safety/Compliance Inspector or Property Manager in a similar organization.
* Effective stakeholder management skills.
* Proficiency in IT systems including MS Office and Outlook.
* Ability to analyze and record data accurately.
* Excellent attention to detail and ability to manage conflicting priorities.
* Self-motivated team player with strong organizational skills.
* Willingness to complete relevant qualifications (e.g., Fire/NEBOSH Health and Safety).
* Property management experience in a mixed tenure environment.
* Knowledge of compliance systems and housing management software.
* Experience in problem-solving and implementing innovative solutions.
* Understanding of health and safety regulations and risk assessments.
* Experience with handheld tablet devices.
