We’re looking for an experienced and driven Head of Residential Property Management to lead a busy and diverse property team in North West London. This is a fantastic opportunity for a senior property professional with a strong track record in residential management, team leadership, and portfolio performance.

🔑 Key Responsibilities
Property Management
* Oversee a varied residential portfolio across NW London.
* Lead the development and delivery of strategic plans to maximise rental income and reduce voids.
* Conduct regular property inspections and ensure compliance with all safety and maintenance standards.
* Manage all aspects of maintenance, contractor supervision, and budgeting.
* Maintain up-to-date records for contracts, SLAs, and compliance.
Tenant Relations
* Foster strong, professional relationships with tenants.
* Oversee lease negotiations, onboarding, renewals, and compliance with relevant laws.
* Handle disputes, complaints, notices, and eviction processes confidently and legally.
Financial Management
* Create and manage property budgets, drive financial performance, and report on key metrics.
* Monitor arrears and ensure effective collection processes.
* Stay informed on market trends to support rental pricing and investment decisions.
Leadership
* Lead, manage, and support a team of property and maintenance professionals.
* Set clear objectives and provide coaching, performance reviews, and mentorship.
* Promote a positive, collaborative, and productive team culture.
Legal & Compliance
* Ensure full compliance with all property-related laws and regulations.
* Manage legal documentation including leases, terminations, and evictions.
* Liaise with legal professionals and external stakeholders when required.
✅ What You’ll Bring
* 5–7 years in residential property management, with strong leadership experience.
* In-depth knowledge of UK landlord-tenant law, property compliance, and tenancy lifecycle.
* Experience managing staff, contractors, budgets, and tenant relationships.
* Proficiency in property management systems and reporting tools.
* Excellent communication, organisational, and decision-making skills.
* A commercial mindset with a focus on delivering results and service excellence.
* Full UK manual driving licence required.
* Relevant qualifications (e.g. RICS, IRPM, ARLA) are a plus, but not essential.
