Job Purpose
As a Disrepair Supervisor, you will oversee the management of disrepair cases within the social housing sector, ensuring that all works are completed in line with legal requirements, landlord obligations, and customer expectations. You will work closely with legal teams, contractors, surveyors, and residents to resolve disrepair issues efficiently and cost-effectively while maintaining high standards of service delivery.
Key Responsibilities
* Case Management: Lead the investigation and resolution of disrepair claims, ensuring compliance with the Housing Act, Landlord and Tenant Act, and Homes (Fitness for Human Habitation) Act.
* Technical Inspections: Conduct property inspections to assess disrepair claims, diagnose defects, and recommend appropriate remedial actions.
* Work Supervision: Oversee contractors and in-house teams to ensure that repairs are completed to the required standard, within agreed timescales and budgets.
* Legal Compliance: Liaise with legal teams to provide technical reports, evidence, and support in defending or settling disrepair claims.
* Resident Liaison: Act as the key point of contact for tenants involved in disrepair cases, ensuring clear communication and providing updates on repair progress.
* Contract & Cost Management: Monitor contractor performance, ensuring value for money and adherence to service level agreements.
* Data & Reporting: Maintain accurate records of disrepair cases, providing reports and analysis to senior management on trends and areas for improvement.
* Health & Safety: Ensure all works comply with health and safety legislation, risk assessments, and organisational policies.
Person Specification Essential:
* Proven experience in disrepair management, maintenance, or a supervisory role within social housing or property management.
* Strong knowledge of housing legislation related to disrepair and landlord obligations.
* Experience in diagnosing property defects and specifying repair solutions.
* Excellent communication skills, with the ability to liaise effectively with legal teams, contractors, and tenants.
* Ability to manage multiple cases simultaneously, prioritising workloads effectively.
* Proficiency in using housing management systems and reporting tools.
* A relevant qualification in building surveying, construction, or property maintenance (e.g., HNC, HND, or equivalent).
Desirable:
* Experience working with solicitors on disrepair claims.
* Knowledge of damp, mould, and structural defect investigations.
* Membership in a relevant professional body (e.g., CIOB, RICS).
