The ideal candidate will have a proactive approach to all PPM and reactive tasks at Hanger 61. Weekly meetings with the on-site team and the supervisor are required. The candidate should be competent in electrical and mechanical works and be able to communicate with and organize external contractors along with any compliance issues on the site. This is a hands-on role that is ideal for anyone looking to expand their knowledge in the FM environment.
Job Description / Main Purpose
* To receive reactive and PPM tasks from E-log books.
* To ascertain the materials required and request these from the relevant appointed Site Supervisor.
* To discuss and make arrangements with the relevant appointed staff for carrying out the task.
* To ascertain the exact specifications for the task, possibly by discussion with the Site Supervisor from working drawings or plans.
* To refer any arising issues to your supervisor and report on completion of each task.
* To undertake urgent building services maintenance and repair tasks as they arise.
* To assist with the training and supervision of less experienced staff when required.
* To use all equipment and materials in accordance with Health & Safety guidelines.
* To ensure that client and company tools and equipment are kept in good order and report any faulty tools or equipment to the Site Manager.
* General day-to-day running of the site.
* 1 day every 3 weeks at East Midlands training centre.
Knowledge and Experience
Vocational and Technical Skills
Desirable: NVQ level qualification in plumbing or electrical would be desirable but not essential. PASMA and IPAF training would be desirable, but training can be given.
Experience
The job holder will be required to have experience within building, maintenance, and construction working practices and procedures, especially matters concerning Health & Safety.
Interpersonal Skills
When dealing with client personnel at all levels, the job holder must use tact and diplomacy to get cooperation from client personnel and when dealing with visitors.

Human Resource Management
The job holder is responsible for checking on the quality of their work and supervising less experienced staff when required.
Physical Resource Management
* The job holder is responsible for the care of tools, plant, and machinery while in their use, whether the property belongs to the client or Pareto.
* Confidentiality is required on all matters that pertain to Pareto and the client.
* The quality of the post holder’s work can have an indirect effect on animal care, e.g., quality of work within animal enclosures.
Communication
Communication is oral/written and mostly internal with the site manager and client’s staff. Communication is generally straightforward. From time to time, the job holder will liaise with contractors working inside the client’s sites or areas of responsibility, and at times with visitors.
Liaison
The client’s image can be affected by the job holder’s dealings with visitors and the media. While dealing with the client’s personnel at all levels, the client’s costs and operational efficiency are influenced. The post holder also has a requirement to liaise with inspectors and governing bodies that may come to the client’s sites or areas of responsibility.

Work is allocated to the job holder who, in most cases, decides how to tackle it, sometimes with the help of specifications and drawings. There is consultation within the team regarding the work plan. From time to time, the job holder is requested to change work priorities. Routine decisions are made daily, based either on personal experience, own initiative, or following discussions with the client’s appointed contact.
Original Thought and Problem Solving
Many tasks involve original thought. Common problems arising are usually technical in nature and are solved independently using past experience and knowledge; sometimes there is a need for design. On occasion, help will be sought from the Site Manager or Client's appointed contact regarding unusual problems.
Concentration
There is a need to be alert at all times, but a particularly high level of concentration is required when working on machinery, and specific detail needs to be paid to Health & Safety guidelines. The client’s unique environment requires extra concentration and due diligence to Health and Safety and locking procedures, especially with regard to working in or around any animal enclosure. On occasion during an emergency, a lone working environment may exist, and due diligence to lone working procedures must always be adhered to.
Flexibility
Tasks cover a wide range of activities. The number of interruptions daily is very variable. These are always from internal sources, usually the Supervisor or other Pareto staff. Depending on priorities, the job holder will either respond immediately or deal with the matter at a later date. The post holder may be asked to carry out tasks outside of their general duties.
Working Conditions
The job holder is required to work in a variety of conditions; these may be outside, in the presence of adverse weather conditions, personal risk (especially with machines), noise (e.g., machinery), and pollution (e.g., dust).
