Purpose of the Role:
To be responsible for the efficient maintenance and repair of mainly AC systems, HVAC, L8, Mechanical and Electrical systems and associated equipment on site in line with current legislation. Play a key role, working with the Maintenance team, in the effective planning and completion of all assigned works.
The role requires a multi discipline approach, as there will be a requirement to work at heights on occasion, working within a commercial and public setting.
To liaise with M&E self-delivery team and subcontract partners to ensure that operational efficiency is maintained to a high standard.
To support other OCS staff to deliver continuous improvement in customer service to maintain the upkeep of the client’s property whilst ensuring safe working in accordance with Health and Safety procedures.
You will be working Monday to Friday, 07:00 to 19:00, 40 hours per week, on a permanent, full-time basis.
Brief Job Description:
The position will involve working in a guest focused environment and will require good people skills and the ability to work on a wide range of M&E PPM tasks, with tasks including but not limited to:
1. Carry out installation and servicing of AC units in a range of environments as well as planning, inspecting, and carrying out repairs or preventative general maintenance as required and responding to breakdowns.
2. Carrying out statutory inspection of assets including Emergency Lighting, Water Temperature checks, Fire Door inspection and repairs, Plumbing repairs, Lighting checks and other minor reactive works.
3. Providing technical guidance to the client and contract support
4. HVAC maintenance and support
5. Key role in on-going maintenance at one of the estates key properties
6. Monitoring of BMS controls
7. Pressure vessels, pressurisation units & pumps
8. Humidifiers
9. Carry out basic “first response” janitor duties such as unblocking toilets, mopping up spillages when required.
10. Weekly testing of alarm and security systems, ensuring adherence of Fire and Health & Safety legislation, including firefighting equipment.
11. Liaise with the helpdesk to ensure that tasks raised are completed within a timely fashion.
12. Be available to attend planned events out of normal hours when required.
13. Ensure all documentation is maintained to a fully auditable standard required by the client & third-party accreditation standards.
14. To be proactive in the maintenance of the site & equipment establishing sound maintenance practices and providing solutions to all reactive issues.
15. Support your operational lead with contractor compliance.
16. Ensure that tasks either carried out directly by you as part of a team and sub-contractors work safely ensuring appropriate measures are taken with Risk Assessments and Method Statement in place.
17. Ensure all regulatory and statutory requirements are met always and with prompt escalation to line manager where needed.
18. Ensure high levels of customer satisfaction are achieved and maintain regular contact with the key stakeholders.
Requirements:
19. Applicant must have the right to work in the UK
20. C&G qualified level 2 minimum in 2079 (F-Gas and ODS regulations) & 6187 (Refrigeration & Air Conditioning)
21. To be IT literate using Microsoft Word, Excel etc
22. Must hold a full UK driving license as use of company vehicle may be required.
23. Ability to effectively work under pressure
24. Ability to diagnose faults and recommend appropriate solutions
25. Ability to communicate at all levels both verbally and in writing
26. Knowledge of Integrated CAFM systems and handheld PDA’s.
