Now, we're happy to offer you an exciting opportunity to join our dynamic team as a Property Manager. This is a permanent position located in Riverside Drive, Aberdeen. You'll enjoy a workweek of Monday to Friday, 9 am - 5 pm.
What the job involves:
1. Management of a portfolio of properties, working on behalf of our landlords to drive added value performance and provide high-quality service to tenants and landlords alike.
2. Carry out external visits, including final inspections, interim inspections, and ad hoc visits on properties.
3. Developing strong relationships with landlords and tenants, ensuring familiarity with the landlords and the properties to identify any concerns with management early.
4. Develop relationship management skills, visiting and contacting landlords regularly.
5. Manage the tenant journey through the tenancy, ensuring they have no concerns, to improve the success rate in ROD disputes.
6. Handle complaints effectively and ensure resolution.
7. Respond to customer concerns promptly, maintaining professionalism in both written and verbal communication.
8. Ensure all customers are treated with respect, including tenants, landlords, and contractors.
9. Assist the finance team if necessary to ensure rent accounts for portfolios are managed appropriately and influence where possible.
10. Be accountable for your own portfolio, ensuring all activities are undertaken and targets set by the Senior Portfolio Manager are met.
11. Develop strong links with tenants and landlords to address property concerns efficiently and promptly.
12. Liaise with other departments and contractors to ensure smooth operation at properties.
13. Work with the compliance department to ensure the portfolio remains compliant with all legislation.
