Job Title: Property & Development Manager Location: UK Remote Purpose of the Role: Support the UK Property & Development Team in maintaining a strong commercial property pipeline by identifying opportunities for new, relocated, or extended shops. Assist with property-related matters for future asset acquisitions and implement the retail development strategy across the UK and I.O.M. Additionally, provide property management services to enhance company profits and mitigate costs. Key Responsibilities: 1. Commercial Property Acquisition: Identify and assess properties for new betting shops, relocations, and extensions. Negotiate commercially favorable lease terms and oversee legal processes. Secure necessary statutory consents (planning, premises licenses). Manage lease expiries and ensure strategic mitigation. Maintain relationships with property agents and internal stakeholders. Support site identification and evaluation. 2. Estate Management: Manage lease renewals, rent reviews, and lease re-gearing. Oversee lease break strategies, hostile s25 notices, and CPOs. Optimize the portfolio in collaboration with senior stakeholders. Handle property management tasks, including landlord-tenant relations, repairs, business rates, and service charges. Mitigate dilapidation costs at lease end. Ensure regulatory and statutory compliance. 3. Stakeholder Management & Reporting: Build and maintain relationships with internal and external stakeholders. Ensure clear communication and reporting structures. Contribute to departmental KPIs and provide high-quality support. 4. Commercial Property Expertise: Act as an in-house expert on property matters, providing guidance and support. Assist internal departments with property-related queries. 5. Additional Duties: Undertake any other reasonable tasks as required. Performance Metrics: Completion of projects within budget and timeframe. Positive stakeholder feedback. Achievement of SLA/KPI targets, including acquisition timeframes and lease renewals. Key Skills & Experience: MRICS qualification with 2 years post-qualification experience. Full UK driving license. Experience in commercial retail property management, including lease negotiations and landlord-tenant legislation. Strong communication, negotiation, and stakeholder management skills. Results-driven, able to manage multiple projects and changing priorities. Proficient in Microsoft Office Suite. Knowledge of the commercial property planning process is advantageous. Retail betting/gaming sector experience is a plus.
