We have a great career opportunity for a Property Manager with block/estate management experience, to join a large and organically growing market leading property managing agent. You'll be working alongside an experienced and supportive team of property management professionals.
Where will you be located?
You'll be predominantly site based in Dorchester, DT1 3DF. Covering a portfolio of high-end properties in the area and will be required to be in office one day per week in Gosport, PO12 1GS.
What are some of the tasks you will be doing as a Property Manager?
1. Managing an established residential portfolio of blocks and estates, utilising your sound knowledge of the Building Safety Act, the governance around property management and your experience of managing Higher Risk Buildings, complex developments and overseeing cladding remediation.
2. Carry out and monitor services required, in line with the service level agreement with contractors and the terms of the lease.
3. Construct the appropriate budget (for the Landlord to sign off) and monitor the collection of Service Charges to fund necessary works.
4. Lead on meetings with the RMC Directors, Residents' Association and Developers etc. in line with the service level agreement and statutory requirements.
5. Be aware of the Compliance, Health & Safety and M & E requirements of residential management, ensuring your sites are fully compliant.
6. Ensure a fully documented audit trail for site visits and meetings, both formal and informal.
7. Ensure maintenance is identified and carried out promptly to reduce the risk of further damage.
8. Review lease requirements for major works and ensure section 20 notices are served, all consultation procedures are followed, and a major works programme is in place.
What are we looking for from you?
1. Block/Estate Property Management experience in a previous Property Manager role
2. ATPI qualification, or a willingness to achieve whilst in role
3. The ability to interpret leases, service charge budgeting and associated legislation.
4. Sound knowledge of the Building Safety Act, with experience of managing Higher Risk Buildings and complex sites.
5. Great customer service skills and the ability to build and maintain key relationships, both internally and externally
6. Good attention to detail, comfortable with using Microsoft Excel and picking out financial details
7. Excellent organisational and time management skills
8. A full UK driving licence and access to your own car
