Role Summary
The Estates Manager will be responsible for the strategic and operational management of clients' property portfolios. This role requires overseeing multiple corporate real estate assets, coordinating property transactions, leases, and maintenance, and ensuring compliance with legal and regulatory standards. Working closely with internal and external stakeholders, you will be central in optimising portfolio performance, advising on property issues, and driving efficient estate management practices.
Key Responsibilities
1. Portfolio Management: Manage the day-to-day operations and administration of corporate real estate assets across various locations. Oversee lease renewals, rent reviews, lease re-gearing, break options, and dilapidation processes. Ensure all property records and lease data are maintained and up-to-date in the property management systems.
2. Financial Oversight and Budgeting: Develop and manage budgets for estates and facilities-related expenses, ensuring compliance with financial targets. Identify cost-saving opportunities within the portfolio and drive strategies to optimise operational expenditures. Collaborate with finance teams on annual budgeting, forecasting, and reporting processes.
3. Stakeholder Management: Serve as the primary point of contact for landlords, tenants, and service providers regarding estate management matters. Build and maintain strong relationships with stakeholders, including clients, property managers, and regulatory bodies. Provide regular updates and reporting to senior management and clients, highlighting key property issues and resolutions.
4. Legal and Compliance: Ensure compliance with all property and lease obligations, including health and safety, accessibility, and environmental regulations. Support risk management initiatives and coordinate with legal teams on contractual matters. Advise on and facilitate acquisition and disposal activities as part of the strategic portfolio management plan.
5. Maintenance and Facilities Management: Oversee facilities management, coordinating routine and reactive maintenance schedules. Ensure all estates comply with quality and safety standards and implement preventative maintenance measures. Engage and manage external contractors and suppliers, ensuring high standards of service delivery.
6. Strategic Advisory: Work closely with senior leadership to develop and implement strategies for optimising the portfolio. Provide insights on market trends, lease optimisation opportunities, and potential property acquisitions or disposals. Conduct and present in-depth analyses of estate performance and advise on long-term real estate strategy for clients.
Qualifications & Experience
Bachelor’s degree in Real Estate Management, Property Management, Facilities Management, or a related field. Strong understanding of property law, leasing, and commercial real estate market trends. Demonstrated experience in budgeting, financial analysis, and managing P&L responsibilities.
