The pub currently trades on a 60/40 wet/dry split and has a good reputation for the food it offers. The drinks range is a premium selection that complements the food well and attracts those who wish to enjoy a couple of drinks.
Accommodation: Private accommodation is of good size, spread over two levels, consisting of three bedrooms, two bathrooms, a lounge, kitchen, and office.
Financial Information:
1. Annual Rent: £20,000
2. Security Deposit: £3,000 (with bond build to £5k)
3. Working Capital: £2,000
4. Stock: £2,000
5. Fixtures and Fittings: To be confirmed upon valuation – funding options available for the right licensee.
6. Tie: All drinks categories are tied. For fully funded licensees on long-term agreements, free-of-tie options for certain drinks categories are available in exchange for an annual fee.
7. Business Rates: £Nil, based on small business rates relief being applied for by the licensee.
