We are looking for an experienced Head of Development to lead our new build programme across the Yorkshire region. About the Role:
As Head of Development, you will play a key role in managing the entire land acquisition process, from identifying and appraising opportunities through to securing planning approval. You will also be responsible for fostering and maintaining strong relationships with key external stakeholders, including registered providers, land agents and strategic landowners. Internally, you will work closely with a wide range of teams to ensure seamless progress from acquisition through to delivery.
Key Responsibilities:
* Identify, evaluate, and secure land/sites on the most cost-effective and favourable terms.
* Ensure that Adderstone Living’s commercial interests are always protected.
* Lead the planning process from submission to approval, ensuring the timely progression of applications.
* Negotiate and agree Heads of Terms with land agents, landowners and registered providers.
* Coordinate the land purchase process and manage negotiations with external stakeholders.
* Cultivate and maintain effective relationships with registered providers, land agents and landowners to support long-term business goals.
* Develop and maintain professional networks that will add value to the business.
* Establish and maintain strategic relationships with industry leaders.
* Work collaboratively with internal teams to ensure a smooth transition post-site identification and successful negotiations.
* Liaise with operational delivery teams to ensure that land acquisitions align with project timelines and objectives
Person Specification:
* Proven experience in the pre commencement process for residential developments of varying sizes and complexity.
* Strong knowledge of mixed use schemes and, preferably, registered provider operations.
* Extensive experience in financial appraisals and development viability.
* Indepth knowledge of local and national housing and planning policies, including Local Authority Planning Policies, Local Development Frameworks, Core Strategies and Section 106 agreements.
* Excellent negotiation and communication skills.
* Strong proactive approach with a focus on delivering results.
* Experience in managing land pipelines, budgets and achieving set targets.
* Excellent networking, communication and interpersonal skills.
* Strong IT skills and experience with programme and financial forecasting.
