This role involves creating, implementing, and maintaining effective systems, processes, and procedures for void management to ensure the consistent delivery of high-quality void works. Additionally, you will identify opportunities for improving processes and achieving cost efficiencies. As part of your day to day, you will conduct regular property inspections at pre-void, during works and post completion stages to ensure quality standards are maintained consistently across all locations and will prepare specifications for void works ensuring they are comprehensive, clear and align with ExtraCare's standards. You will ensure all mandatory safety checks are carried out pre and post void works and verify that compliance documentation is properly completed, validated, and stored on ExtraCare's systems in accordance with regulatory requirements whilst managing the Void works budget effectively, monitoring expenditure and implementing costs control measures to deliver works within the agreed financial parameters. Strong communication skills are crucial since you will collaborate closely with the Sales Team, Location Managers, Regional Building Surveyors, Regional Operations Managers, and our Housing teams to create clear communication channels and handover protocols for vacant properties. You will also lead and mentor the maintenance teams, offering technical guidance and training while identifying development opportunities for the effective management of empty properties. Your excellent communication skills will also help you build and maintain relationships with a trustworthy network of approved contractors. We are looking for a candidate who possesses a thorough understanding of residential property standards and best practices in voids management, along with a relevant qualification in Property or Facilities Management. Our Voids Operations Manager will possess a thorough understanding of residential property standards and best practices in voids management and will ideally possess RICS/CIOB qualification (or equivalent) and be able to demonstrate experience in leading maintenance and facilities management teams across multiple locations.
