PURPOSE OF ROLE
To act as a Graduate / Surveyor within the Agency department based in Alder King’s Office in Cardiff.
RESPONSIBILITIES
* Undertake inspections at various commercial properties, mostly in South Wales but occasionally mid and North Wales.
* Measure and photograph premises when required.
* Prepare marketing reports and literature for the disposal of freehold and leasehold properties.
* Prepare pre-acquisition reports for freehold and leasehold properties.
* Collate comparable evidence data.
* Prepare market campaign reports, to include liaison with PR and Marketing agencies as required.
* With support, negotiate terms with prospective seller’s / buyers and occupiers and prepare agreed heads of terms.
* Prepare site appraisals and associated matters.
* Data input and management of in-house database.
* Maintain and enhance relationships with new and existing clients.
GENERAL
* Uphold the Firm’s values at all times during both internal and external dealings.
* Consistently produce high quality work which, at a minimum, meets client’s expectations. In addition, work collaboratively with third parties as appropriate to ensure you exceed client requirements.
* Proactively seek out and attend relevant networking events in order to nurture and grow the Firm’s client contacts with the view to generating growth.
* Contribute to the business and success of the firm, providing a professional and high quality of service to clients.
* Willingly share relevant and appropriate knowledge with colleagues and support their development as required.
* Adhere to all elements of compliance in line with the policies of the business.
QUALITIES AND QUALIFICATIONS
* Hold or looking to achieve an RICS qualification.
* Fluent with all Microsoft packages and relevant to the role IT packages.
* A highly motivated commercial approach, with ability to work as part of a team and be a self-starter working on your own initiative.
* Have strong research, analytical skills and reporting skills.
* Have resilience to work under pressure; have excellent prioritisation, time management, negotiation and organisation skills and attention to detail.
* Possess excellent communication and inter-personal skills and, deliver information clearly and succinctly.
* Be proactive and receptive to change, hold a positive ‘can do’ attitude and always uphold the highest level of professionalism.
* Hold a clean driving licence.
PRIMARY LOCATION
The role will be based within the Cardiff office. However, due to the nature of our business you may be required to work in other offices from time to time.
