Mechanical Engineering Supervisor Darent Valley Hospital Full time – 37.5 hours per week Salary upto £40,000 plus basic plus Serco benefits Main Purpose: The post holder will be employed as a mechanical Supervisor and a subject matter expert, supervising staff and working as lead Supervisor on mechanical services on the day-to-day delivery of an Estates maintenance service to Darent Valley Hospital, covering all aspects of healthcare building services and with a sound knowledge of: · Heating system operations including all associated components. · HWS and CWS systems including all associated components. · Ventilation systems including all associated components. · Building management systems (BMS). · Water management control. Main Accountabilities: Support the Mechanical Engineering Manager in the performance of their duties. To ensure continuity of services out of hours. The day-to-day co-ordination, management and supervision of the Serco staff and nominated sub-contractors in delivering reactive maintenance repairs, planned preventative maintenance, fault finding, installation, servicing, testing & commissioning to a wide range of services, plant and equipment covering electrical, mechanical, and building services. To direct, plan and prioritise all activities and provide guidance to ensure maintenance work carried out by all of the Estates groups is effective and efficient, meeting defined standards in a cost-effective manner in line with service demands. Monitor all estates service tasks fully, utilising Computerised Facilities Management System in accordance with Policies & Procedures across all trade groups ensuring that all response, resolution, and completion times are adhered to. Assist with the updating of PPM, asset records and development of workload management through the FM Management and other systems. To ensure all documentation is completed wholly and accurately by the estate’s workforce. To ensure all work is carried out in accordance with all relevant Serco Policies & Procedures, Workplace Regulations and Health & Safety Legislation. E.g., Legionella & Water Management in accordance with the requirements of HTM04 and HSG274. Have an understanding of a wide range of Regulations pertaining to the delivery of estates services and be able to interpret Statutory, Mandatory and Regulatory documentation, advice and implement procedures to ensure compliance. To assist the Mechanical Engineering Manager with the management, development, writing and review of Estates Policies and Procedures to include but not limited to Health & Safety Systems, safe systems of work, work instructions, risk assessments, working practices etc. as operationally required. Ensuring all documentation is up to date with current regulations. Mechanical lead Supervisor on fault finding, repairing and resolution to complex faults on all types of plant & equipment. Carrying out high level maintenance, repair, commissioning, or calibration. To organise and co-ordinate maintenance shutdowns in collaboration with the Mechanical Manager. Take part in various Estates Audits as requested both internal and external. Be appointed the Authorised Person across a number of disciplines, as requested by the Estates Management Team, in line with our Policies and Procedures. To deputise, when required, for the Mechanical Engineering Manager. To work and operate in a pro-active, flexible, positive, and highly professional manner with strong self-motivation and customer focussed approach. To work as part of the Managers On-Call System covering high priority work outside of normal working hours. What you will need for the role: Knowledge and understanding of Building Services Strong People management skills Practical and theoretical knowledge of mechanical systems Knowledge and implementation of systems and procedures for ensuring safe systems of work for employees and contractors. Practical understanding of statutory and non-statutory compliance requirements within a health or related environment. Excellent communication and inter-personal skills. Ability to work well under pressure. Knowledge and understanding of CAFM & BMS systems. Knowledge of Authorised Person (AP) responsibilities Hold a Competent Person or Responsible Person qualification. Must have strong IT skills ensuring the ability to input, analyse and produce information from IT software systems relating to the estates service delivery and function. Proven mechanical experience and working in a similar environment. Management of a skilled team of technical staff. Experience of managing people including performance management cycle, recruitment, reward, and recognition, managing absence, conducting 1-2-1’s, PDR’s and disciplinary management. Working effectively with Microsoft software packages, CAFM systems and other systems used to manage the estates and property function. Writing and developing processes and procedures ensuring they are aligned with current requirements organisationally or regulatory. Managing estates statutory service-related requirements and issues. · Demonstrate client facing experience. Must have a sound mechanical/electrical/building aptitude with the ability to concentrate on tasks and think clearly under pressure.
