We are excited to offer a fantastic opportunity for a Planning Manager to join a growing business based in their West Midlands region. This permanent role is key in delivering profitable development opportunities and progressing projects through the planning process to ensure successful outcomes.
The Planning Manager will be responsible for managing the preparation and submission of residential planning applications across all regions. You will be involved in all aspects of the planning application process, including managing external consultants, keeping the regional team updated and ensuring agreed timescales are met where possible. You will also be responsible for obtaining consultant quotes for agreed scopes of work, reviewing quotes and appointing consultants within agreed budgets.
The individual will coordinate and review reports to ensure their cohesion with multiple disciplines to achieve an efficient delivery pack for sale of development on both Residential and Commercial, seeking support from Technical, Planning and Design colleagues where necessary.
The Planning Team will be responsible for ensuring compliance and process improvements are delivered.
* To attend Pre Ex Meetings as required.
* To work closely with planning consultants and to support pre-application meetings with the Local Planning Authority where necessary and maintain good working relationships.
* Identify areas for process improvement and lead initiatives to enhance ways of working.
* To keep informed of regulatory changes that could affect existing and future projects and to share these with the wider business.
* To work closely with the planning consultant and, where necessary, to coordinate meetings and/or consultation events with the Consultant team and key stakeholders to the planning process.
* Arrange suitable quotations and manage the appointment of the consultant team, liaising with other internal teams where necessary to secure the most appropriate team for each planning application.
* To keep the Regional team informed of key events and Inception/Design Team Meetings relevant to the project delivery of each site.
* Support the regional teams to check and ensure that the Region has set up each site correctly.
* Taking ownership of creating clear instruction guides and maintaining lines of communication.
* To project manage the team of consultants in order to deliver the planning application submission in the quickest possible timeframe whilst managing costs.
Further supporting any Planning Appeal (where necessary) and ensuring that all relevant details are shared with the Disposals team to enable the swiftest possible sale of the site.
* In liaison with the Design & Technical Teams review the constraints and opportunities presented for each site and determine the relevant workstreams required to achieve a suitable satisfactory planning permission.
* Support the team in developing metrics and controls to track application status, using appropriate reporting tools to effectively share progress with the Region and the senior leadership team.
Supporting the regions by providing key information for them to keep regional portfolios connected, site boards up to date and landowners/agents informed.
* Ownership of own development using the BUILD structure by actively engaging in internal and external training, including specific PM training.
* Compile a record of Continued Professional Development (CPD) and seek to pursue further accreditation within an appropriate institution or chartered body.
Review consultant performance, costs and capabilities to refine a preferred list of reliable suppliers and relevant geographies.
* Deliver the timely preparation and submission of technically and legally robust planning applications including EIA development.
* To review relevant documents prepared by the appointed team to ensure a coherent planning application is prepared with the support of the Regional Planners and Regional Directors.
To support the post-planning stage by assisting with securing appropriate s106 agreements and negotiating suitable planning conditions in collaboration with the Regional Teams.
