About the Role
As a Property Manager at Lifeways, you will be at the forefront of ensuring that our property estate meets the highest standards of safety, compliance, and quality. Reporting directly to the Head of Property, you'll oversee a range of projects, including planned and reactive maintenance, capital expenditure, and refurbishment works.
You’ll also manage a geographically dispersed team of Maintenance Operatives, collaborate with contractors, and work closely with our Operations, Finance, and Health & Safety teams. Together, we’ll create and maintain environments where the people we support and our colleagues can thrive.
Key Responsibilities
Property Investment and Maintenance:
* Manage investment property programmes, ensuring all works are completed on time, within budget, and to the highest standards.
* Project manage capital expenditure (Capex) projects, from initial scoping and design through to tendering, contractor appointment, and completion.
* Create detailed technical specifications, tender documents, and pricing for works to ensure transparency and value for money.
* Coordinate planned, cyclical, and reactive property maintenance across your region.
* Maintain and update property and asset information using our property software platform.
* Ensure compliance with all health, safety, and legislative requirements.
Team Leadership:
* Lead and support a team of Maintenance Operatives, ensuring their training, development, and compliance.
* Conduct regular supervision and performance reviews to maintain high standards.
Stakeholder Engagement:
* Develop strong relationships with internal teams, external contractors, and regulatory bodies.
* Collaborate with Regional Operations teams to plan and execute maintenance and capital projects effectively.
Risk and Compliance Management:
* Identify risks, maintain a risk register, and develop solutions to mitigate them.
* Ensure 100% compliance with statutory inspections, remedial works, and health and safety standards.
What We’re Looking For
We’re looking for an experienced and motivated Property Manager who has:
* Essential:
o Proven experience managing investment property programmes, including project management of capital expenditure (Capex) and property projects.
o Demonstrated ability to create tender documents and accurately price works.
o Degree-level qualification (RICS, City & Guilds, NVQ) or equivalent in a construction trade.
o Minimum 5 years of experience in project management and tendering processes.
o Strong financial acumen for managing budgets and delivering value for money.
o Excellent understanding of building regulations and compliance standards.
o Leadership experience managing teams and contractors.
* Desirable:
o NEBOSH or IOSH in construction/fire.
o Experience within the care sector or knowledge of supporting individuals with complex needs.
