A little bit about what we are looking for...
We are looking for a new Caretaker to join our Kingsmill scheme.
Your role will be to deliver an effective caretaking and handyperson service; it is essential to ensure that the scheme is consistently maintained in a safe, secure, and clean condition, while providing a high standard of customer service.
Your responsibilities...
* Safety Checks (where applicable): Responsibilities include inspecting lift operations, fire alarm systems, escape routes, security systems (CCTV, door entry, intercom), lighting, and reporting vandalism to the police and scheme staff.
* Cleaning Services (where applicable): Tasks include cleaning communal areas, windows, bin areas, refuse chutes, and promptly removing graffiti and bulk waste. In certain schemes, this extends to cleaning blocked communal toilets, ensuring hazard-free estates, and maintaining COSHH registers.
* Ground Maintenance (where applicable): Duties cover car park barrier checks, sweeping, gardening, litter picking, drain clearance, autumn leaf removal, and winter gritting (with line manager approval). Regular inspections of lighting, slabs, fencing, and reporting defects are also required.
* Handyperson/Repair Functions: Tasks include lock changes, minor repairs, defect reporting, inspecting repairs, adjusting door closers, touching up paintwork, and checking gutters and overflows.
* On-Call and Emergency Services (where applicable): This includes holding master keys, restoring site security, meeting emergency services and contractors, assisting after incidents (e.g., floods, break-ins), reporting back to staff, collecting materials, completing inventories, and other duties as directed within the role’s grade.
Minimum Qualifications:
* Proven experience in performing a range of repair and maintenance tasks.
* Recognised qualification in relevant trades, including plumbing, carpentry, electrical work, or similar disciplines.
* A solid understanding of the housing sector and its operational environment.
* Strong knowledge of health and safety legislation relevant to repair and maintenance activities.
* Proficient handyperson skills, capable of carrying out domestic repairs efficiently and to a high standard.
Disclosure and Barring Service:
This role requires the successful candidate to complete a basic DBS check. A basic DBS check will show any unspent convictions. We have a duty to our residents to ensure that we have taken precautions regarding who will be visiting them and representing PA Housing.
Having unspent convictions will not necessarily preclude you from being recruited into the role; if you are potentially the successful candidate, we will complete a risk assessment with you to understand the circumstances around your conviction, how relevant they are to the post you have applied for and what remedial action, if any, you have taken since your conviction. Suitable references will also need to be obtained prior to commencement of employment.
