About the role
Onward Homes is now looking to recruit a Neighbourhood Repairs Manager to lead on delivery of a comprehensive day to day repairs and voids maintenance service to customers living in the Merseyside area, by excellent contract management. To collaborate with colleagues and integrate day to day repairs service with the overall customer and neighbourhood service and the overall asset management service in order to ensure customers receive a seamless service.
Role requirements
This role is a home-based role with no obligation to attend an office daily but as and when required to do so. The appointed candidate will also attend our neighbourhoods as required to deliver a first-class repairs service.
Responsibilities:
Contract Management
* Ensure the day to day repairs and voids management contracts are implemented and managed to deliver excellent service to customers and to minimise void rent loss.
* Collaborate with colleagues in asset management and procurement to design contract specifications for the day to day repairs and voids contract.
Subject Matter Expertise
* Provide subject matter expertise to neighbourhood management colleagues on repairs and maintenance issues and contract management to ensure a joined-up service to customers.
Risk and Insurance
* Manage all aspects of legal disrepair, insurance claims (including fire), mitigating risk and liability to comply with legal requirements.
Customer Service
* Be accountable for all aspects of customer service in delivery of day to day repairs and voids repairs in order to deliver excellent customer service.
Neighbourhood Plans
* Identify trends in customer behaviour, contractor performance and property repairs issues to ensure that neighbourhood plans and our strategic asset management approach reflect the needs and requirements of customers in relation to property issues.
Customer Voice
* Listen to customers, develop good working relationships and provide opportunities for customers to become involved and influence service provision and scrutinise performance at neighbourhood level.
Management, Leadership and Culture Change
* Manage the budgets, resources and priorities of the team ensuring effective and efficient use of resources to deliver agreed performance targets and customer satisfaction. Drive culture change across the organisation based on the 8 characteristics.
What are we looking for?
Essential:
* Experience of leading a team to high level performance.
* Experience of delivering high levels of customer service.
* Experience of housing management regulations and their application in a broad range of specialisms.
* Experience of contract management in a property and construction environment.
* Experience of interpreting complex data and using it to inform business decisions.
* Experience of leading and developing people.
* Experience of working proactively to develop services and improve customer satisfaction.
* IT skills – Microsoft office up to intermediate level.
* A Full UK Driving Licence and access to your own car.
Desirable:
* Educated to A level standard or equivalent qualification/ experience.
* Qualified Surveyor or equivalent qualification/ experience.
