We are looking for a Portfolio Manager to join a dynamic and collaborative team, with a base in either Bristol or London. This role offers the chance to manage a diverse and exciting property portfolio while working with cross-functional teams in finance, operations, and legal.
Role Scope:
As a Property Portfolio Manager, you'll oversee tenancy and lease management, rent negotiations, insurance, compliance, and more. Reporting to the Head of Procurement, you'll play a pivotal role in shaping property asset management strategies, delivering results, and driving value. This is a role for someone with passion, responsibility, and the ability to thrive in an environment that values accountability.
Key Responsibilities:
* Review and establish a robust property management strategy within your first 100 days.
* Collaborate with internal and external stakeholders to align property portfolio management with key business goals.
* Negotiate terms with third parties such as landlords and coordinate with internal teams across the lifecycle of each tenancy.
* Oversee relationships with insurers and brokers, covering risk management for property, business interruption, public liability, and more.
* Manage business rates, ensuring compliance and handling appeals to maximise value.
* Work closely with legal teams on drafting, reviewing, and maintaining leases, licences, and management agreements.
* Ensure all property agreements and documents are updated and managed within a property database.
Who You Are:
* 5+ years in commercial property management experience, ideally within multi-site consumer businesses (e.g., hospitality, retail, or leisure).
* A genuine passion for property, with a drive to bring value and innovation to the role.
* Degree-educated, preferably RICS qualified.
* Excellent negotiation and stakeholder management skills, with strong analytical and presentation abilities.
* Familiarity with legal documents, occupational structures, and compliance.

Work Environment:
This role offers flexible working, including options for hybrid working between the office and home. You'll be based in either our London or Bristol hub, with some travel between these locations and regular visits to properties in the UK, EU, and Switzerland. Our Agile Working Policy encourages flexibility, with an expectation of three days per week in an office or property location.
