Residential Property Manager (Prime Property)
Central London
Hours: Monday - Friday 8.30-5.30pm or 9-6pm
Salary: £32,000- £40,000PA + benefits
Holiday: 25 days plus bank holidays
To provide an effective and efficient Property Management Service for the residential portfolio. To ensure that the clients asset is maintained to the optimum level.
PRINCIPLE RESPONSIBILITIES:- Oversee and manage a portfolio of properties.
Serve as the main point of contact for landlords and tenants to handle enquires and complaints in a timely and professional manner.
Ensure that a property is visited at regular intervals as set out in our Terms of Business and that HMO Additional Licencing and HHSRS checks are recorded along with any maintenance issues.
Ensure that reports following a visit are checked and sent to the landlord and any works identified reported as issues on the maintenance portal (Fixflo).
Ensure that pre-tenancy and pre-vacate visits are carried out and any works identified are recorded on the portal and discussed with the landlord for completion.
Ensure that all safety checks required under current regulations and legislation are conducted before the start of a tenancy.
Ensure that all required legislative safety inspections are instructed in a timely manner and prior to their expiry to ensure continued compliance and copies are provided to tenant and landlord and filed appropriately throughout the tenancy.That expiry dates are kept up to date on the portal/CRM (Reapit/CFP) to ensure future reminders are produced.
Ensure that full inventory reports are reviewed for accuracy, filed and sent to landlord and tenant promptly following the start of a tenancy and utility records updated.
Ensure that tenant details are uploaded onto the CRM and Fixflo and tenants are instructed on how to report maintenance issues through the portal.
Ensure that all necessary Contractor Indemnities, Certificates and insurances for are recorded on Fixflo/Reapit/CFP and reminders set for expiry dates to obtain updated documents.
Oversee the accountability and safekeeping of all property keys.
Ensure that invoices are raised for any fees for additional services.
Create works orders on the CRM for all works instructed and contractor invoices allocated by the client accounts team are checked for accuracy and authorised in a timely manner to ensure contractor payments are processed in line with agreed terms.
Ensure suitable and relevant dilapidation costs are advised to the landlord for potential deduction from the deposit in a timely manner and on instruction from the landlord put to the tenant with the aim of reaching mutual agreement for the distribution of the deposit.
Maintain clear and constant communication between the lettings team and property management team to ensure property tenancies are created, maintained and concluded efficiently and will accurate records being maintained.
Ensure that all relevant insurance claims are accurately completed and followed up to successful completion.
Where the property is managed but not let by us, ensure that the deposit is collected and registered and the tenancy agreement and all relevant documents relating to the tenancy are completed and stored.
Assist with ensuring that ARLA Propertymark guidelines are followed and any legislation changes and updates are implemented promptly.
