Purpose of the Job To control and implement deliverables against all allocated Customer Specific Service Level Agreements. To make a direct contribution to the development and successful operation of the Managed Services function, working with colleagues to develop and implement departmental strategy, objectives and improvement processes. The operational requirements for customer sites are to be a member of the team covering 24 hours a day 365 days per year on a shift Rota basis and to be available to cover shift members where possible. The Fabric Technician is responsible for liaising with the Engineering Supervisor to ensure delivery of the requests is within the timescales expected. It is his/her responsibility to liaise closely with their customer and promote a positive image of the company at all times. To ensure all environmental conditions are maintained at all times with regard to critical building systems. To carry out Planned Preventative Maintenance (PPM), reactive and breakdown works to all building fabric on site. Key Responsibilities Ensure that routine PPMs are carried out to building fabric items in accordance with Site task schedules and asset lists. Make sure all work is carried out to a high standard and to industry practices. Escort subcontractors to requirements of secure site and the contract. Complete general fabric technician and handyman repairs such as toilet blockages, cosmetic repairs, plumbing, door closers, and other remedial tasks. Ensure that reactive tasks throughout the building are completed and be proactive in highlighting areas where improvements can be made. These reactive calls to also include concessionary stores and fabric related items. Engage with client team to ensure highest levels of customer care and satisfaction are maintained. Complete all reactive tasks assigned to you in prompt timescale. The individual must work in a safe manner at all times and escalate any incidents or Hazards as soon as reasonably practicable to your line manager. Ensure that plant faults and defects are swiftly remedied to maintain plant in serviceable order at all times. Escalate any concerns or issues to your Engineering Supervisor. Ensure that suitable spares are available to carry out both maintenance and reactive works. To provide parts lists and estimated timescales to carry out remedial works. Ensure that all relevant paperwork is completed regarding PPM, reactive and breakdown works and that it is passed without delay to the Engineering Supervisor and the contract support administrator. Ensure that Method Statements and Risk Assessments are prepared and used for all tasks undertaken to ensure safe working practices at all times. To develop a good working relationship with all members of CBRE staff and the Client representatives. Ensure the provision of a Safe and Healthy working environment. To include the wearing of uniform and PPE at all times. Ensure the professional image of CBRE is presented to clients at all times Ensure up to date shift logs are kept at all times including site associated Log Books. Ensure that all Critical areas that are under the responsibility of CBRE are locked at all times and are kept in a clean and tidy condition. Supervising and monitoring of sub-contractors works whilst they are on site undertaking maintenance to include escorting of non security cleared personnel both CBRE and third party when necessary to undertake our planned and reactive work. Ensure relevant permits & Risk Assessments are issued and adhered to. To undertake lone working when and where required Ensure that you understand the business systems, processes and procedures associated to the site as you will be expected to stand in for the Engineering Supervisor from time to time. Ensure your Engineering Supervisor is made aware of any absence or lateness as per company process. Make sure that your annual leave is requested within the correct timeframes and have the appropriate cover in place as per company process. Ensure that emails and job requests and online training are checked at regular intervals and actioned where necessary and completed within timeframes. Ensure awareness and compliance to the contractual KPIs/SLAs is undertaken. Weekly timesheets to be completed and signed by no later than 9am every Friday and are made available to Contract Support team, any overtime must be submitted via the relevant form and made available at the same time. Participate in any best drill/scenario type training and any technical assessment tests. To perform any other duties within your skill set as delegated by your Engineering Supervisor. Accountabilities Directly accountable to the Engineering Supervisor, however a dotted line of reporting exists to the Data Centre Account Manager for all HR/pay/sickness and training requirements The post holder does not have any directly reporting staff This post carries no direct budgetary responsibility but financial awareness is required when replacing parts, using consumables.
