About the Role:
We are seeking a highly motivated and experienced Quantity Surveyor or Senior Quantity Surveyor to join our growing team. The successful candidate will work out of our Bolton office, managing multiple maintenance and refurbishment projects across sites located in North Wales and South Lakes.
The projects will focus on kitchen and bathroom refurbishments, roofing, and ceiling works. The role will primarily involve site-based activities, with occasional visits to the office for meetings and project updates.
You will have the opportunity to work closely with the Commercial Manager and Lead QS, offering guidance and support to junior staff members while overseeing the commercial management of various contracts.
Key Responsibilities:
Project Management:
Manage multiple contracts across different locations, ensuring delivery within budget, scope, and schedule.
Navigate through contracts with varying mechanisms and terms, ensuring compliance and proper management.
Tendering & Contract Review:
Produce detailed Bills of Quantities (BoQs) from tendered documents and Schedules of Rates (SoRs).
Assist in the commercial evaluation of tender submissions and advise on commercial risk/opportunities at the tender/bid stage.
Procurement & Subcontract Management:
Oversee subcontract procurement, ensuring effective and efficient selection and management of subcontractors.
Handle subcontract accounts and payments, ensuring accuracy and compliance.
Cost Reporting & Financial Management:
Produce Cost Value Reconciliations (CVRs) and provide regular updates on project progress.
Assist in the preparation of monthly CVRs and quarterly reviews, ensuring adherence to company standards.
Client & Stakeholder Liaison:
Attend client meetings, providing commercial and contractual insight and advice.
Act as the primary point of contact for clients, subcontractors, and stakeholders on financial and contractual matters.
Team Development & Mentoring:
Mentor and support junior staff, assisting in their development and helping them navigate complex aspects of the role.
Provide technical guidance on commercial processes and procedures.
Risk & Opportunity Management:
Support the Commercial Manager/Lead QS in identifying commercial risks and opportunities across projects and assisting in the mitigation of risks.
Skills & Experience:
Essential:
Experience: At least 3+ years of relevant experience in a Quantity Surveying role within the construction industry, with a strong focus on maintenance and refurbishment projects.
Contract Knowledge: A strong understanding of different types of construction contracts and mechanisms (e.g., JCT, NEC, etc.).
Project Experience: Experience managing multiple projects simultaneously, particularly in maintenance/refurbishment (kitchens, bathrooms, roofing, and ceilings).
Financial Management: Proven ability to produce BoQs, CVRs, and manage the financial aspects of projects.
Subcontract Management: Solid experience in subcontract procurement, accounts, and payments.
Communication Skills: Excellent client-facing and communication skills, with the ability to liaise with clients, stakeholders, and internal teams effectively.
Problem-Solving: Ability to navigate complex commercial issues and provide solutions
