Role : Property Maintenance Operative
Salary : £23k - £25k (depending on proven experience in similar role)
Location : Please note this role is a field role and will require regular travel within the area you are allocated to. Areas include: Peterborough, Bedford, Milton Keynes
Working as part of the Lifeways Property Team, the Property Maintenance Operative will work across an assigned geographical area supporting occasional work in other geographical areas to help drive efficiency and support the needs of the business.
Purpose of the Role
Maintenance Operatives are responsible for contributing towards the achievement of Lifeway’s purpose by ensuring that all property-related maintenance activity is delivered in accordance with our policies and procedures - on time, within budget and maximising value for money.
They are responsible for the general repair and maintenance of the services in their area and providing a first-class, customer-focused service.
Key Responsibilities:
* Have practical knowledge and experience across a range of trades/disciplines.
* Assist contractors and other trades as required and as directed by line manager.
* Carry out agreed planned preventative maintenance (PPM) and reactive maintenance tasks with due regard to Health & Safety and all relevant legislation.
* Understand the bespoke services Lifeways provide at each allocated property and the people we support to provide them with the best possible solutions.
* Prioritise tasks to meet deadlines.
* Undertake general facilities support tasks, including furniture removals, grounds, and site clearance, and keeping areas clean and tidy as allocated by your Line Manager.
* Maintain appropriate van stock and keep vehicles in a clean and tidy order.
* Undertake regular travel within the specified region or other regions as required – occasional overnight stays may be necessary to facilitate business needs.
Experience, Knowledge & Expertise – Essential
* Experience of general building work and maintenance tasks.
* Full UK Driving Licence - must have maximum 6 points or less (0 preferably).
* Strong understanding of compliance with statutory regulations and any other regulatory and legal requirements that impact the role.
* Strong communication skills (in person, by telephone and email).
* Exceptional time management and organisational skills.
* Build and sustain excellent customer relationships with relevant internal Operational teams including colleagues, visitors, contractors, and the People We Support by being considerate, courteous, professional, and presenting a clean and tidy appearance at all times.
Desirable
* 3 years' experience in a building trade role or basic property maintenance role.
* BASIC experience in joinery, paving/external works, plaster and tiling repairs, patch painting, flooring repairs, and basic drainage and plumbing repairs.
