Responsibilities:
1. To ensure the efficient and effective collection of service charges for shared ownership and leasehold properties, as well as collection of assured short hold and shared ownership rents.
2. Responsible for the collection of housing related debt (current and former) as directed by the Income Manager in line with all internal policies, procedures and process maps and legislation.
3. To provide an excellent customer focused service for One Housing's shared owners, leaseholders and market rented tenants.
4. To provide residents with welfare benefits advice where required and identify arrears cases where customers need additional support and liaise with the relevant sections/agencies to ensure support is obtained.
5. To take firm but fair action on any resident who falls into arrears, including any legal procedures and forfeiture of the property where necessary.
6. To manage and monitor residents accounts, to take action where necessary and retain a central record of all communications with the residents.
7. To be responsible for providing accurate information to homeowners, tenants, solicitors, legal representatives and mortgage lenders, in relation to the role.
8. To pro-actively build excellent relationships with residents, customers and any internal or external stakeholders to ensure income is maximised.
9. To meet all targets set and any relevant corporate objectives.
10. To provide a customer service that deals with any queries promptly, clearly and accurately in a knowledgeable and professional way that resolves disputes and contributes positively to the customer experience.
11. To ensure a collaborative approach between teams.
12. To follow recovery process to ensure maximum collection rates.
13. To deal with any cases at litigation stage and attend court alongside a solicitor if needed.
14. To issue basic court claims.
15. To enter and request judgement on issued court claims.
16. To serve section 8 & section 21 legal documents.
17. To liaise with solicitors in drafting and serving section 146 notices.
18. To assist solicitors when applying for forfeiture
19. To apply for possession claims online and evictions.
Essential Knowledge, Skills and Experience:
20. Good communication and negotiating skills.
21. Demonstrate attention to detail, accuracy and excellent organisational skills.
22. Be computer literate, specifically Microsoft Word and Excel.
23. Experience of working in a team to achieve high performance targets
