Aberdein Considine are looking for a Residential Conveyancing Solicitor to join the team across both the Banchory and Stonehaven offices. The successful candidate will act for clients in the legal aspects of sale and purchase transactions, remortgages and transfers of title. They will also support the Partner and team in the provision of legal services by providing expert legal advice and assistance to clients within the department. ROLE OF DEPARTMENT
* Advising and acting for clients in the legal aspects of sale and purchase transactions, remortgages and transfers of title
* Advising and acting for clients in the preparation of Wills and Powers of Attorney
* Cross selling other services within the firm such as financial services
JOB PURPOSE
* Front line position working alongside the estate agency teams and mortgage advisers
* Meeting clients who are intending to purchase a property and discussing the process of the intended transaction and thereafter, submitting offers for properties on their behalf and concluding missives for the purchase, taking responsibility for the examination of the title to the purchase property and advising clients on the legal implications of any issues arising
* Meeting clients who are intending to sell their property or whose property is coming on to the market and discussing the process of the intended transaction and thereafter, concluding missives for the sale of the clients property
* Meeting clients and taking their instructions for preparing simple Wills and thereafter drafting and completing said Wills
* Meeting clients and taking their instructions in granting a Power of Attorney and thereafter drafting and completing the Power of Attorney
* Meeting clients and taking their instructions for transfers of titles, discharges of standard securities, remortgages and equity release transactions, Communicating with clients and taking their instructions
* Providing legal advice to clients where appropriate
* Examining title deeds and reporting to clients/ lenders on any issues
* Liaising with third parties such as other solicitors and banks
* Drafting legal documentation
* Concluding missives for sale and purchase transactions
* Liaising with Centralised Conveyancing Units in relation to conveyancing transactions
* Securing legal work and financial leads for other departments in the Firm
Essential
* Bachelor of Laws (LLB)
* Diploma in Professional Legal Practice
Desirable
* Notary Public
