Role
Reporting to the COO of PDS EMEA & Tetris, the Process, Governance and Risk Director for PDS EMEA & Tetris is a strategic leadership position responsible for overseeing and optimizing the commercial and operational aspects of PDS and Tetris projects across the Europe, Middle East, and Africa region. This role requires a deep understanding of project delivery methods, construction risk management, and financial operations within the construction industry.
The ideal candidate will be a dynamic leader capable of developing and implementing standardized frameworks, governance structures, and best practices to ensure consistent, high-quality project delivery across diverse markets. They will play a crucial role in balancing risk and reward for JLL while maintaining strong relationships with clients, partners, and internal stakeholders.
This position demands excellent analytical skills, strategic thinking, and the ability to make data-driven decisions in a complex, fast-paced environment. The Process, Governance and Risk Director will be instrumental in helping the COO of PDS EMEA and Tetris drive operational excellence, mitigate risks, and foster a culture of continuous improvement within the PDS & Tetris teams.
Responsibilities
What this job involves:
This position requires an agile leader with in depth knowledge of the different PDS and Tetris project delivery methods, overall construction risk and flow of liabilities as well as overall construction commercials and financials. The position will require significant partnering with Legal, Finance, Accounts, and country project delivery teams. This individual will:
1. Process, Governance & Risk Management
• Develop and manage the EMEA PDS & Tetris Commercial Review Board (CRB), overseeing the review and approval of specific PDS & Tetris opportunities. The CRB will assess commercial, legal, and operational parameters to ensure an appropriate balance of risk and reward for JLL.
• Conduct monthly monitoring of the project portfolio's health, proactively identifying and managing project-related risks while developing comprehensive mitigation strategies. This includes initiating remedial actions and escalating issues as appropriate.
• Manage monthly "Red Alert" project reviews with EMEA and Global stakeholders, providing updates on projects that deviate from established commercial, legal, financial, and operational parameters.
• Provide guidance and support in complex negotiations and dispute resolutions.
• Collaborate with Country Managing Directors, Project Management leaders, and other stakeholders to develop and implement a standardized EMEA framework for pre-construction and delivery operations. This framework will include governance structures, workflows, policies/procedures, and KPI monitoring based on market best practices.
• Identify and disseminate lessons learned from project delivery, best practices, and areas of improvement to inform EMEA-wide delivery teams.
• Partner with Finance to establish and maintain efficient reporting systems to track project progress, risks, and performance metrics.
• Implement comprehensive risk assessment protocols for all Project Delivery activities.
• Regularly review and update risk management practices to adapt to changing market conditions and evolving project complexities.
• Partner with JLL Risk team to support the roll-out of the Annual Risk Assurance program.
• Develop and maintain strong relationships with key clients and partners in the region.
2. Commercial Operations/ Opportunity Management
• Support accounts teams in MSA negotiations specific to Tetris.
• Collaborate with Solutions development teams to provide expert commercial input during Master Service Agreement (MSA) negotiations, ensuring alignment with EMEA PDS & Tetris strategic objectives and risk management principles.
• Provide strategic guidance to Solutions Development teams on the commercial aspects of large-scale or high-risk projects, helping to structure deals that maximize value for both clients and JLL.
• Assist in the development of tailored service offerings that address specific market demands and client requirements across the EMEA region.
• Support the creation of compelling value propositions and commercial models that differentiate JLL's PDS & Tetris services in competitive bid situations.
• Act as a subject matter expert in commercial operations, offering insights and recommendations to enhance account strategies and client relationships.
• Facilitate knowledge sharing between account teams and operational units to ensure seamless integration of commercial and delivery aspects in client engagements.
• Participate in high-level client meetings as needed, providing commercial expertise and building trust with key decision-makers.
Qualifications
The Ideal candidate should have:
1. Extensive experience in commercial leadership roles within the construction industry, with a focus on EMEA markets.
2. Strong understanding of construction contracts, commercial law, and risk management principles.
3. Proven track record in developing and implementing successful commercial strategies.
4. Experience in establishing governance frameworks and ensuring regulatory compliance.
5. Strong analytical and problem-solving skills, with the ability to make data-driven decisions.
6. Outstanding leadership and communication skills, with the ability to influence at all levels.
7. Minimum of 10 years of experience in construction or related industry.
8. Relevant degree in Law, Construction Management, Business Administration, or related field.
9. Fluency in English; additional European languages are advantageous.
