What you’ll be doing: Supporting and coordinating all routine maintenance activities to ensure planned work, reactive breakdowns, and cyclical programs are delivered National travel and site visits are required. Interfacing with all business operational leads to establish direct pathways to achieve work parameters. Being front-line support for all regional operational teams – solution-driven and proactive in the delivery of tasks. Supporting the Facilities Team Leader with internal maintenance operatives and external contractors, including being involved in the selection and approval of suppliers and reviewing performance, (annual reviews) Supporting individual and team development with the Maintenance Department to ensure competence and employee motivation is of the highest order. Maintain and manage accurate safety compliance records, including details of inspections, risk registers and certain equipment databases, using appropriate systems and ensuring the integrity and quality of data, to enable regular analysis to be carried out and reporting to be completed as required. Including but not limited to FRA-ACM-Water Management-Fire Systems. Learn how to analyse, assess, and interpret Risk Assessment recommendations across the Group. Understand the processes involved in acceptance of risks, identifying the most appropriate risk mitigation activity required, and planning, commissioning, and monitoring all activity to successful completion. Monitoring performance and providing formal monthly reports to the Estates - Facilities Director confirming compliance with the requirements of the contract and identifying issues for discussion, future workload, risks, and opportunities Flexibility to work as needed in the business to make a positive difference. Assist in working with internal and external stakeholders effectively, including colleagues and third-party suppliers, providing advice and support, and building constructive working relationships to effectively deliver the Group’s Compliance objectives. Supporting the Compliance Manager and wider team with Auditing and creating Scope reports – Planned drawings and firmed asset stock control procedures. Supporting planned training developments with compliance tasks including but not limited to Water Treatment- Asbestos-Fire Alarms -Emergency Lighting and Fire risk management Supporting the Facilities Team Leader with KPI Parameters for both internal and external Estates-related action points Asset Register and life cycle planning and procurement pathways Who you are: Experience in a management or supervisory role. Team player and has successfully led maintenance programs of work previously both within internal parameters and wider PM delivery. Trade Discipline Qualified Experience of health and safety and compliance in a previous role to achieve great outcomes. Previous experience essential within maintenance desired previous management experience to manage this large and growing property. Strong communication skills at all levels. Excellent team player with the ability to build an effective team as well as participate in an environment that values teamwork. Practical knowledge of construction and maintenance principles and legislative compliance A change agent who can constructively challenge others, using data to support a viewpoint or business case, make tough decisions when required, and build consensus toward a common goal. Proficient in the use of Microsoft Office. Service user-focused with excellent written and verbal communication skills. Desirable: Educated to A-level or degree.
