About the Role & Team Due to growth we have an exciting opportunity for a Pre Construction Manager. The role will be based in our Head Office in Uxbridge with travel required to projects and will work closely with the leadership team for the South region and relevant members of the Land, Development, Technical, Sales, Construction, Buying and Finance teams. Key Responsibilities Developing project budgets and schedules, including detailed prelim budget estimates and construction schedules. Conducting site visits to assess project feasibility and identify any potential challenges. Working with the design team to resolve design issues and ensure that all project requirements are met. Collaborating with internal teams, contractors, suppliers and other stakeholders. Overseeing the preparation of all construction documents, including project execution plans, construction management plans, programmes, logistics, specifications, and contracts. Managing project risks and ensuring that appropriate measures are taken to mitigate those risks. Overseeing the pre-construction phase, ensuring that all work is completed on time and within budget. Communicating with stakeholders, including owners, contractors, and subcontractors, to ensure that all project goals are met. Working with relevant members of the Land, Development, Technical, Sales, Construction, Buying and Finance teams to ensure that all project goals are met. Key Skills and Experience Experience in residential construction, project management, or quantity surveying. Familiarity with building regulations and planning policies. Proficiency in project management software (Asta Powerproject preferrable) Excellent communication skills to be able to communicate daily with the relevant members of the Land, Development, Technical, Sales, Construction, Buying and Finance teams; Good Interpersonal skills Good construction knowledge Very good negotiation skills Very good commercial acumen Capable of working independently with minimum supervision and as part of the wider team; Excellent negotiation and problem-solving skills.
