Approach Personnel are working with a New Homes developer who specialise in affordable housing development who are seeking to recruit an experienced Design Coordinator/ Technical Coordinator, across the new build housing sector. This role will be based in Salford Manchester, and you will work with Construction Director, Design Manager and Contract Managers and reporting to the Design Manager. Key duties and responsibilities: Pre-Construction & Design and During Construction - Prepare technical scope of works for consultants in line with requirements outlined by the development team. - Issue briefs to design consultants and design sub-contractors and manage them to support in their preparation. - Ensure that working drawings follow the approved planning consent, contract specifications, building regulations. - Ensure that all statutory enquiries, crossovers, sewer connections and other section agreements are submitted. - Monitor and control all production information in close liaison with the project QS, development team and construction department to ensure tight cost controls are maintained and information is produced in line with target costs. - Using WHDMS review and provide approval to all drawings to show the content has been reviewed and complies with building regulations and any other relevant standards. Where drawings / documents do not comply with relevant standards reject and work with relevant consultant / design sub-contractor to obtain a compliant design. - Review materials being used during the development (WH supplied and Sub Contractor supplied) to ensure compliance with the approved planning consent, building regulations, contract requirements and any other relevant standard. Procure product data sheets and other documentation to support this and store within the development record. - Work with the document controller to ensure material schedules on WHDMS are populated. - Undertake regular visits to sites to ensure that materials being used are as per the prepared material specifications and that technical details are being constructed. Key Skills and Responsibility - Good operating knowledge of the development and technical design process - Proven knowledge of detailed design for residential schemes utilising different forms of construction including light weight steel frame, traditional steel frame, timber frame and masonry - Be able to question and query design information across all disciplines - Architectural or engineering background with the ability to use AutoCad would be beneficial - Solid understanding of statutory requirements, including Building Regulations and LABC warranty standards - An ability to understand and interrogate design and project programmes - Educated to a degree level or in possession of a relevant professional qualification.
