Repairs Supervisor - Building & Maintenance Services
Swindon
Job Purpose
To supervise the building maintenance operatives to ensure that the team is working efficiently and safely in accordance with our health and safety policies. To work with the responsive repairs surveyors to provide an effective repairs service.
Key Accountabilities
1. Coordinate and supervise building maintenance operatives to ensure the most cost-effective and economical use of resources and advise the repairs Managers of the level of resources required on individual jobs.
2. Ensure that all work is carried out within priority period and to a high standard.
3. Pre-inspect work to identify work content, duration and materials required and liaise with surveyors to clarify before works commence, thus reducing failure to complete.
4. Produce detailed schedules of works and specify the requirements of the job to enable the in-house workforce to carry out the works.
5. Pre-order non-stock materials and stock materials for larger or more complicated works for timely collection or delivery.
6. Monitor the delivery of repairs in line with agreed policies and performance standards.
7. Work with planners to ensure works are correctly appointed with adequate time allocation.
8. Carry out site compliance inspections to ensure that safety equipment is within inspection dates and check that daily van checks have been carried out.
9. Work with Building surveyors in diagnosing building repair solutions for corporate assets.
10. Carry out post inspections of selected completed works to ensure correct claims of materials, time, and plant, and investigate complaints of poor workmanship.
11. Organise and control contractors engaged by the building maintenance department.
12. Work with the repairs co-ordinator in reporting post inspection and health and safety inspection results to Area Managers.
13. Assist repairs business support with any completed work queries.
14. Respond to correspondence regarding repairs and maintenance complaints and inquiries about service delivery relating to the Council's housing stock from tenants, leaseholders, representatives, and council members.
15. Attend Council tenancy and public meetings, assisting in preparing reports and providing verbal advice and recommendations on technical policy matters.
16. Provide evidence to the Police and Judiciary on relevant issues.
17. Monitor and manage the availability of appointment slots and the effective delivery of the out-of-hours service.
18. Requires a driving licence.
19. Working hours: Mon - Thurs 7:30 - 16:00, Friday 7:30 - 12:30.
20. Use of vehicle but to be left at offices.
