What we are looking for We are currently seeking a Project Manager to join our Estates department, based in our offices at the racecourse in Ascot, Berkshire. What you’ll be doing A Prince 2 or equivalent qualified Project Manager working alongside the FM and EM to deliver annual capital and operational projects. The candidate will deliver circa. £5-7M annual capital and operational expenditure. The role will require you to set up the Estate Operations teams project management processes and be the lead on all projects, working alongside the FM and EM providing business cases, scope, plans, costs, and construction delivery, for new business development, refurbishments and department specific large maintenance projects. The Project Manager will also work with all other departments to design and deliver a business wide project management programme. This is an exciting ‘new’ role that will assist the business growth plans on a rolling 5-year cycle which requires an open-minded approach. The project manager will also provide information to allow reporting and updating the Ascot Racecourse board on capital expenditure in the current year and advising on future capital spending requirements. The Project Manager’s responsibilities will be, but not limited to, the following: Provide Prince 2 or equivalent compliant project management related CAPEX, maintenance and construction projects. Deliver day to day project matters, including meeting Project sponsors, Project stakeholders, suppliers and arranging site visits for this project group. Implement a pre-planned project management brief for all departments for short-to-medium term planning and budgeting purposes. Prepare and lead project tenders and procurement processes. To assist the Estates teams with technical, procurement or procedural queries. Build strong relationships with partners, and internal team members. Ensure project ‘teams’ are briefed on project timescales for implementation, progress and delivery. Minimise project disruption to events and day to day business through detailed scheduling and planning of works. Lead contract negotiations and performance management of project suppliers and contractors. To assist with the company’s sustainability targets through project management. Manage, when necessary, all safety requirements for construction. Working collaboratively with other departments is critical to the success of this role. Other duties as the Company may, at times, reasonably require. Skills and experience you can bring Prince 2 or equivalent qualification is essential. Up to 5 years project management, construction or property industry experience is essential. Setting up project management processes experience is essential. Excellent stakeholder management at all levels (CEO to front line operative) is essential. Good organisational skills and use of project management software is essential. The ability to work in a dynamic, fast-paced environment and deal with multi-level decision making is essential. Good written and verbal communication skills are essential. Working knowledge of CDM and Health and Safety is essential. Building construction experience and knowledge of building pathology is preferred but not essential. The ability to work in various environments including outdoors in inclement weather. Experience of large multi-use estates and or venues. The ability to work independently or as part of a team. Dependable, self-motivated and responsible. The ability to stand or walk for long periods of time.
