Job Description
Find where you belong!
Do you have experience identifying, securing and delivering new property development projects? Are you a highly competent property professional, with a strong background in acquisitions? Would you like to be part of a high-functioning team, opening dozens of new Travelodge hotels over the next 5 years? If this resonates with you then our Acquisition and Development Manager could be the next step in your career.
What’s it all about?
As our Acquisition and Development Manager you will be a self-starter, responsible for finding new Travelodge opening opportunities, negotiating Heads of Terms and progressing deals to a start on site, for the South West, South Wales and Midlands regions. For each transaction, you will manage a project team, comprising a Project Manager, Planning Consultant, Solicitor and, sometimes, our Outsourced Acquisitions Manager. Alongside this, you will help to oversee our national marketing activities for new Travelodge requirements and work closely with Travelodge’s Property PR Manager to maintain an active presence on social media channels.
This role will report directly to our UK Development Director.
Why Travelodge?
Travelodge is the UK’s second largest hotel company, with around 13,000 employees and a turnover of over £1bn and an EBITDA of around £244m in 2023. New hotel openings are a key part of Travelodge’s business strategy and we have opened around 150 hotels and over 12,000 rooms (approximately 3.6m sq. ft. GIA) in the last 10 years, with a requirement to open over 200 more in the UK and over 20 more in Spain.
The Property Team’s mission is to be brilliant, by driving safety, value and customer satisfaction, from sustainable buildings; dealing with our hotels’ full life cycles, from their acquisition and development to their full trading operation; managing and delivering building safety, regulatory compliance, repair and maintenance, refit and refurbishment and estates and asset management. The Acquisitions and Development Team delivers the front end, finding, securing and delivering all of our new hotels and we then work closely with our colleagues in the rest of the Property Team to achieve our collective mission.
We believe in creating an inclusive workplace where everyone can be their true self and belong. We work hard to improve the diversity of our teams and celebrate our differences. And we care about our colleagues’ wellbeing, so we ensure there are plenty of resources available so everyone can look after their emotional, physical, financial and work wellbeing. We call this “Better Me”.
Who will this appeal to?
You are a self-starter with a comprehensive understanding of and experience in commercial property acquisition, development, investment, financing and property valuation processes, with particular, strong background in acquisitions. You’ll have experience working alongside internal and external stakeholders and a successful record of acquiring new development leasehold and freehold deals, particularly leasehold, as well as strong negotiating and contract management skills.
You will have good knowledge of and experience in property acquisition and development in the South West and Midlands regions and an established, significant and relevant contact base in these areas. You will be a clear, confident communicator, with great professionalism and attention to detail. You are likely to be a member of the RICS, with multiple years’ PQE in the relevant fields. Experience of acquisition and delivery of new openings for other operators, either directly or as an agent, will be beneficial, although this does not have to be within the hospitality sector.
What are the extra benefits of working for Travelodge?
* Salary of around £75,000, depending on experience
* Significant bonus scheme based on deals delivered
* Contributory pension scheme
* 50% personal discount for hotel bookings and great friends and family discounts too!
* 25 days holiday, increasing with length of service, + bank holidays
* A focus on learning and career development
