ROLE: Commercial Manager (High End Residential / Prime)

SALARY: 70,000 - 90,000 DOE + Benefits
Opportunity for Commercial Manager
We're looking for an experienced Commercial Manager to lead a growing commercial team. This role is key to the financial and contractual success of our projects - from pre-construction through to final handover.
You'll bring strong leadership, commercial insight, and the ability to drive profitability while upholding the highest quality and compliance standards.
Key Responsibilities of a Commercial Manager
Financial & Commercial Management:
1. Oversee the preparation and submission of tenders and manage subsequent contract negotiations.
2. Set, monitor, and control project budgets to ensure profitability.
3. Produce accurate cost plans, cash flow forecasts, and risk assessments.
4. Lead monthly commercial reporting and board-level updates.
5. Ensure timely invoicing and payment cycles.
6. Reconcile WIP with the financial team each month.
7. Manage retention releases on completed projects.
Contract Management:
1. Draft, negotiate, and manage contracts with clients, suppliers, and subcontractors.
2. Review variations, claims, and contractual obligations.
3. Resolve disputes professionally and proactively.
4. Ensure all projects are compliant with regulations and industry standards.
Procurement and Supply Chain:
1. Lead procurement strategy across projects.
2. Maintain strong supplier and subcontractor relationships.
3. Negotiate favourable terms to minimise risk and maximise value.
Team Leadership and Client Stakeholder Engagement:
1. Manage, mentor, and support a team of Quantity Surveyors.
2. Work closely with project managers, designers, and stakeholders.
3. Build and maintain strong relationships.
What we're looking for in a Commercial Manager
1. Degree in Quantity Surveying, Construction Management, or a related field.
2. Minimum 5 years in a Commercial Management role within high-end or luxury residential construction.
3. Proven record of delivering complex projects to time, budget, and quality expectations.
4. Strong financial acumen with deep understanding of cost control and forecasting.
5. Excellent negotiation, leadership, and interpersonal skills.
