Voids Cleaner Ref/ 30388 Location: Birmingham, West Midlands Salary: £23,497.50 per annum Hours: 37.5 per week Permanent About the role To be part of a team providing an efficient and effective cleaning service ensuring that the void properties you are responsible for are maintained in a clean and tidy condition for the benefit of customers in the area. Roles and Responsibilities Undertaking all aspects of clearing and cleaning duties in void properties (incl. loft spaces, gardens and outbuildings) as required in accordance with the health and safety guidelines and Trident's voids specification. Appropriate operation and use of powered cleaning and polishing equipment, where necessary. Carrying out basic repair tasks incl. door locks replacement, WC seats fitting, instalment of eco-friendly devices etc. Liaising with maintenance operatives to collect and dispose of trade and domestic rubbish in appropriate manner. Carrying out visual risk assessments of void properties to ensure that any risks or hazards are promptly reported to line manager. Carrying out, recording and reporting readings of the electrical and gas meters. Handling and storing of cleaning materials and equipment in a responsible manner as required under COSHH regulations, and to report any equipment faults to the line manager. Supporting Estate Caretakers in clearing communal bin chutes, removing bulk refuse and as when required. Identify and report details about crime, vandalism, littering, tenancy / lease breaches and antisocial behaviour to the relevant team for action. Responding to fire alarms and assisting emergency services as required. Drive and be jointly responsible for any allocated vehicle. Experience of working with customers Understanding of health and safety, COSHH and manual handling regulations and procedures. Ability to use own initiative within boundaries of the post. Ability to communicate clearly and effectively with colleagues and with customers. Ability to work as part of a team to achieve targets / meet deadlines. Ability to accept instruction and seek clarification where necessary. Basic ability to use IT systems. Full UK driving license.
