Valuation Surveyor, Hybrid / Kent
c£50,000 - c£60,000 + Commission, Pension, Health Care
We are currently working with a private practice who are keen to engage and introduce themselves to Registered Valuers, especially those with extensive valuation and landlord & tenant knowledge within the commercial or residential sector.
Duties:
1. Conducting professional work, including rent reviews and lease renewals while identifying potential opportunities to re-gear existing leases.
2. Undertaking a wide range of valuation instructions using comparative, investment, and residual methods, which will include both portfolio and loan security work for major institutions, property companies, and banks.
3. Valuing properties by applying expert knowledge and awareness of the local property market.
4. Taking accurate measurements of sites and premises.
5. Assessing the impact of major developments in terms of economic viability and environmental impact, visiting sites at all stages of development.
6. Writing detailed reports on property for purposes such as rent reviews, investment potential, valuations for secured lending, and marketability.
7. Negotiating confidently, orally and in writing, on issues such as rents.
8. Applying appropriate law for landlord and tenant negotiations and enforcing health and safety regulations.
9. Assessing properties for capital taxation, acquisitions, and disposals.
10. Dealing with leasehold enfranchisement and understanding its legislation.
11. Making Planning, Environmental, and other Statutory enquiries.
We are looking for you if you have:
1. Red Book RICS Valuation maintaining professional standards and complying with its mandatory rules, best practice guidance, and related commentary for undertaking asset valuations.
2. Current RICS legislation.
3. Current relevant legislation.
4. RICS Measuring Standards.
5. Rating Consultancy Code of Practice.
6. Health and Safety regulations and requirements.
7. Use and understanding of Valuation Exchange and other online sites used by clients for issuing instructions and uploading reports.
8. Using development software such as ProDev for development appraisals and Excel Spreadsheets for valuation calculations.
9. Use of digital dictation and digital measuring devices.
