Elton Recruitment is recruiting on behalf of our client for a Property Manager. This is an amazing opportunity to work directly for one of London's finest residential developers. The apartments are located in a prestigious area of London, housing high-net-worth individuals. The building offers amenity space ranging from a residents lounge, event space and access to a gym. Ideally, our client is looking for someone who has solid experience working in a high end residential establishment (preferably BTR) and 1-2 years of property management experience is essential.
The Role
Reporting to the General Manager, you will ensure that residents (tenants) have the best rental experience and consistently deliver the highest levels of customer service, becoming a company brand ambassador. Working hours: M-F 8:30am - 5:30pm

Main Responsibilities
* Responding to website, portal and telephone leasing enquiries, managing the waiting list, and capturing source of enquiries.
* Qualifying leads, confirming eligibility, and rent levels.
* Booking and conducting viewings, obtaining any feedback where necessary.
* Produce and send all legal documents to incoming residents (i.e., AST, How to Rent guide, ERC, EICR, etc.).
* Conducting Right to Rent checks on prospective residents.
* Complying with GDPR requirements.
* Conducting 6 monthly property visits.
* Closely managing rent and utility arrears with the finance team.
* Instruct solicitors to issue warning letters to tenants with rent overdue and to start court proceedings where required, prepare all necessary documentation.
* Right to rent checks (Monthly Audit).
* HMO checks (Monthly audit).
* Attend Quarterly resident engagement meeting.
* Support the General Manager during any period of absences.
* Carry out any other reasonable duties as requested from time to time by the General Manager.
You!
* Minimum of 1 year experience of working within property management.
* Highly desirable for the incumbent to be IRPM Level 2 and/or ARLA Level 3 qualified or working towards this.
* An understanding of the principal aspects of legislation relating to the management of Residential Property Law is essential, together with a knowledge of Section 21 and Section 8 requirements.
* Working knowledge of Health and Safety requirements and legislation.
* Excellent communication skills coupled with a superior level of customer service with the ability to remain calm and professional at all times.
* Willingness to undertake further training as required.
* Ability to manage own time and multiple tasks effectively, working autonomously and using own initiative.
* A good team player with the ability to form positive relationships with and between residents, staff, contractors, representatives of outside agencies.
* Willingness to be adaptable and to accept the evolution of the role as the estate develops.
Salary £37,000 + excellent benefits including pension + healthcare, bonus package.
